13. Docket No. 09110040 ADLS Amend: PFM Car Truck Care Center (former PSI/Duke Energy Site)
The applicant seeks approval for a building addition and exterior building /site modifications. The site is
located at 1441 S Guilford Rd. and is zoned PUD /Planned Unit Development. Filed by John Neely of Five
J, LLC.
The applicant seeks approval for a building addition and exterior building /site modifications. The site is located at
the northeast corner of 116 Street and Guilford Road. Just north of this site will be the Barrington of Carmel
continuing care retirement community, and west of this site is the 116`" Street Centre retail center. To the south of
this site are residential land uses. Please view the petitioner's informational packet for further detail. The
petitioner should bring material /color samples to the Plan Commission committee meeting.
The petitioner will seek use variance and development standards variance approvals from the Board of Zoning
Appeals on January 26. The use variance is to permit a vehicle repair business.
The Forestry Dept. is satisfied with the revised landscape plans.
Outstanding Dept. review comments:
1. Though not required, please provide a list of all green/sustainable building/site practices you will
pursue, such as a white roof, solar panels, pervious pavers in all or part of the parking area, etc.
2. Please add a sidewalk connection from your building entrances to the path along 116`" Street and to the
Guilford Rd. right of way to connect to the development to the west and future development to the north.
3. Please provide an update about compliance with the Thoroughfare Plan Alternative Transportation Plan.
4. The Engineering Dept has a few outstanding issues.
After all comments /concerns are addressed, the Dept of Community Services (DOCS) recommends that the
Committee approve this item with the condition of Engineering Dept approval.
