ld. 13250 Carmel Medical Building Signage
The applicant seeks the following development standards variance approval:

The site is located at 13250 Hazel Dell Parkway and is zoned B -3.

111"1"". Analysis: There is an existing ground sign on the property that

identifies the building name. The applicant would like to have a new
sign that not only identifies the building name and address, but also
the tenants within the building. The proposed sign is 34 sq. ft. and 4'
in height. A previous variance (V 4 -01) allowed an area of 34.4 sq.
ft. for the ground sign. The need for this variance request arose from
research into previous approvals which allowed 2 signs (one wall
and one ground) where only one sign would be allowed.
Since there is an existing sign and the applicant wishes to replace it
to continue to help patrons in wayfinding, the Department has no issues with the approval of this sign.
Findings of Fact: Number of signs
1. The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: the proposed sign is consistent with size and type of
sign generally used in the community for similar business purposes.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the proposed sign is consistent with size
and type of sign generally used in the community for similar business purposes.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: without the proposed ground
identification sign, passing motorists on Hazel Dell Parkway will be unable to (i) identify the
building address, (ii) identify the major tenants occupying space within the building, and (iii)
identify the predominant use of the building (physician office space).
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 10020002 V
after all concerns have been addressed.
