There are a lot of `we discussed' conclusions and less specifications and standards in practice. As for this project, I will stamp approved this and scan it for dispersal however any future tree preservation plans will need specifications. For example, fencing will be installed outside the drip line of the tree and at a certain height. Plus, no thoughts of `discussing' and more standards of installation. I will not accept any finalized plans that will be stamped to say `Conceptual' as does the March 8th received landscape plan. Attached is the stamped documents. (SDR review is part of commitments for Blackwell Park.) The site is located the NWC of 3 St NE 3rd Ave NE. It is zoned R- 2/Residence. I'm sorry I didn't get this requested information to you sooner. We were out on vacation last week and didn't get it to you before we left. Per our discussion I am resubmitting a few of the plan sheets with corrected labeling. Also, I am submitting this letter as written confirmation that, as a part of our mutual desire to see trees preserved at the Blackwell Park development site, we are committing to place orange tree preservation fencing around the trees we may potentially save on the adjacent lot to the north of Lot #24. This area was marked in blue tape by Jud Scott on his site visit to create the tree preservation plan for Lot #24. This shall act as a precautionary measure so that construction activities taking place on the subject lot do not impact the viable trees adjacent to the lot. Additionally we will seek to limit construction traffic to the rear of the home as much as possible so as to avoid disturb preserved trees on the lot. This will include limiting any activity on the south side of the subject lot to aerial work such as concrete pumping. Now that we have an understanding on process hopefully the next few applications will go more smoothly. Please let me know what additional information we can provide to you. Sincerely, Justin W. The site /lot plans are not specifically labeled, they shall be specifically. Not sure what you mean by this. I can add a label if that would clarify for you. Please advise. These plans need to be labeled as Site plan, landscape plan, Tree Preservation Plan, Primary Plot plan, etc. 2. 2. The site /lot plan does not match the landscape plan by Brower /Jacques Design, Inc. There are elements of existing trees (to be preserved) on the landscape plan, but not all the existing trees are on the plan. We will add the other existing trees to be preserved to the landscape plan. I will drop this by the office today. 3. 3. The custom tree preservation plan by Vine Branch Inc, speaks of several areas and trees that are possibly going to be preserved, but are not shown on either plan. All these plans need to agree. I think this is what Jud clarified. We have preemptively marked trees on the next lot in line so that our tree clearing company knows to be extra cautious. We cannot speak specifically about the trees on adjacent lots until we put together an SDR plan for that specific lot. We mentioned trees on the next lot north that were taped in the same "preservation blue tape" and that will be fenced prior to clearing because we want to consider them for preservation on the next lot. We are not sure that any of them will work but we want them fenced to keep them from being disturbed during clearing of current lot. In my mind there was no real reason to place them on any plans until we know that they will be preserved. We were simply mentioning why they were taped and will be fenced. Because we are doing a "Custom Tree Preservation Plan" we will have a lot by lot plan and I foresee taping and fencing trees on adjacent lots each time. We will then be able to assess these tress when we do the next lot and be able to place them on the plans at that time. Justin and Jud: I think that these trees should be addressed on the plans so that they can be protected and every effort should be made to preserve them. Please reply soon. 1. The Forestry Dept will provide comments about the tree preservation plan. 2. Make sure that the conceptual landscape plan and the Vine Branch landscape plan match. 3. Please provide color swatches or a color palate of colors to be used on the building exterior. 4. What is the color of the roof? Please provide details on the roof shingle design and color. 5. Will there be any exterior lighting, such as porch lights or landscape lighting? If so, please provide the details on these light fixtures. 6. Please provide details on the fence, if one is proposed. 7. Please add a small dormer with a window or vent on the large spans of roof facing south. Or perhaps vary the roof heights, in order to break up the large plane facing south. 8. Please amend the front porch depth to be 8 -ft deep. 9. Is there a reason why one dormer utilizes brackets, while another utilizes board batten? 10. If you flip the floor plan from north to south, you can create larger areas of yard. Is it possible to flip the house plan?
