Please let me know if you have any questions in regards to my comments and from your conversations with Scott. Below are comments for this project specifically addressing the area of landscaping. I have reviewed the drawings and present the following comments: URBAN FORESTRY REVIEW COMMENTS 1) I do not see any planting details for this landscape plan. I have attached the City of Carmel's standard plant material planting details for your use. Planting details will need to be shown on the landscape plan. 2) The plant list chart will need to be completed for final approval. 3) The grass strip immediately adjacent to the north end of the building has existing landscaping. This should be shown to provide a better idea of the current status of landscaping and to note that additional landscaping will not be able to be planted there. 4) I am fine with having the proposed planting bed on the NE corner of the lot (see note 4). I would like to suggest for the sake of the power lines to move the bed at least 10' to the east. I would like to see Swamp white oak trees or the like to be the species of trees. There happens to be native S. white oak growing there already to prove they will thrive. 5) I would like to have the planting bed in a better visible area. If possible I would like to have the plant material placed on the adjacent lot (front yard of site). Centered N -S and not too close to the parking lot would be perfect. Please illustrate how these comments will be addressed by letter or revised plan. If you have any questions, feel free to contact me. Thanks. Patterson Subject: Dreyer and Reinbold racing Angie and Scott, I was at TAC last week, and based upon my understanding, the only outstanding comments issues left to deal with the building architecture and site landscaping. I know my client is anxious to get started. As for architecture, I believe we forwarded photographs of the existing building, which we intent to match, to Angie. However, I am not certain she required colored elevations. As for the landscaping, we are have not received any response to our submitted plan. We have (and still do) have server issues, so I may have missed some electronic transmissions. Please advise us at your convenience of any issues or information you may require. Thanks in advance. The proposed project falls in the unincorporated area and MS4 jurisdiction of Hamilton County. 2. The proposed project DOES NOT fall in a Carmel Wellhead Protection Zone. 3. The proposed project does not fall in a Hamilton County Regulated Drain Watershed. 4. The project is replacing impervious building on existing impervious surface on a site were detention is already provided, so no increase in site runoff will occur. 5. Mr. Campana is correct in that the proposed building addition will exist on the existing concrete area to the West (rear) of the existing building. Mr. Brewer is correct in that landscaping requirements under the Carmel UDO come into play as well. The issue is that the platted area in which the proposed addition is to located has the following existing conditions. Concrete pavement extends BEYOND the East and West lines of the platted tract. o A drainage easement swale exists along the entire length of the South line of platted trat. Said swale also contains several large trees and other growth that would that MSAY impede drainage for this site and the adjoining ones as well. In the spirit of meeting the UDO, we have proposed additional trees scrubs along the North line, moving East from the West line of the platted tract to provide additional buffer and screening. This would stop at the North extension on the West line of the building. The tract has an access drive to West 99 Street as well. This area has approximately 5' of green space on either side, making it difficult, if not impossible to landscape in this area. Scott, as we have in the past, we stand prepared to meet you on site or at your office to listen to any suggestions or concerns you may have. If so, please provide a lighting plan and light fixture details. The client has not indicated that any additional exterior lighting will be provided. With this e -mail, I will make the request of the client 2.) Will any addition signage be added to the building or site? If so, please provide signage location and design details /colors /materials. The client has not indicated that any additional signage will be added and I am doubtful that it will either. With this e -mail, I will make the request of the client 3.) Note: additional review comments may be made at the TAC meeting. Noted 4.) Please provide the architectural building proposed colors. Color photographs of the existing building were provided that the proposed addition is to match. Once an architect is retained by the client, I will ask that color renderings be produced and forwarded to you. The client is informed through this e -mail. 5.) Please provide a landscape plan. Noted. 6.) Please work with the City Forester to add a few trees /shrubs where there is green space, to help meet the bufferyard standards of zoning ordinance chapter 26.04. Currently the site is entirely building or concrete except for areas adjoining on the North and South faces adjoining the building and an area at the Northwest corner of the site. Very narrow green strips exists along the entrance area. A drainage swale exists along the South line. We will prepare a landscape for the current open areas and forward to the City Forester. Please let it be known that the proposed addition will exist over existing concrete. 7.) Is any fencing proposed? If so, please provide details on location and design. The client has not indicated that any fencing to be added and I am doubtful that it will either.
