2h. Docket No. 44 -02 PP; Aberdeen Bend Subdivision (Primary Plat)
The applicant seeks approval to plat a 50 -lot residential subdivision on 36.88± acres. The
site is located on the north side of West 131 Street, 1 /2 mile west of Towne Road. The
site is zoned S- 1/Residence Very Low Density.

The applicant is proposing a 50 -lot subdivision on approximately 37 acres. The site is located on
the south side of West 131 Street adjacent and to the east of the Hayden Run Subdivision
approved by the Plan Commission last fall.
Please see the informational packet provided by the applicant to view the layout of the lots and
the areas provided as open space. The subdivision provides a generous amount of open space as
a buffer to the larger residential lots to the west and as can be seen from the layout provides for
the continuation of the street stub laid out within the Hayden Run Subdivision.
As is the case with the other recent subdivisions and in an effort to ensure that new developments
are complying with all applicable standards, the applicant has memorialized road improvements
by commitment. A draft has been submitted to the Department and a signed agreement should be
available by the meeting date. The subdivision has frontage on 131 Street similar to the Hayden
Run Subdivision and the commitment will be in a similar format to others. The primary plat
appears to conform to the requirements of the Subdivision Control Ordinance. One change has
been made that the applicant should illustrate at the meeting. The cul -de -sac at the south end of
the development has been shortened. This should eliminate future inconvenience of headlights
shining into the rear yards of potential lots to the south of this property.
The Department recommends that this item be forwarded to the Subdivision Committee on
June 4th for further discussion.
However, if there are no concerns raised by the public or comments from Plan Commission
members that may be resolved in committee, the Department would recommend that the
Plan Commission suspend its rules and move to approve the Primary Plat at this meeting
subject to final landscape plan approval by Scott Brewer, DOCS Urban Forester.
Additional Note: As a Primary Plat, written findings are required for action on this item.
