1. Docket No. 44 -02 PP; Aberdeen Bend Subdivision (Primary Plat)
The applicant seeks approval to plat a 50 -lot residential subdivision on 36.88± acres. The
site is located on the north side of West 131 Street, 1 /z mile west of Towne Road. The
site is zoned S- 1/Residence Very Low Density.
Filed by Jonathan Moen of Mid States Engineering for The Jones Company.
The applicant is proposing a 50 -lot subdivision on approximately 37 acres. The site is located on
the south side of West 131 Street adjacent and to the east of the Hayden Run Subdivision
approved by the Plan Commission last fall.
Please see the informational packet provided by the applicant prior to the May 21 Public Hearing
to view the layout of the lots and the areas provided as open space. The subdivision provides a
generous amount of open space as a buffer to the larger residential lots to the west and as can be
seen from the layout provided for the continuation of the street stub laid out within the Hayden
Run Subdivision.
Comments /concerns raised at the Public Hearing by the public and Commission members
include the following:
1. Concern regarding drainage.
2. Request for clarification regarding lighting.
A motion was made at the Plan Commission meeting on May 21 to suspend the rules and
approve the petition that evening. That motion failed and the item was sent to the Subdivision
Committee.
The Department recommends that this item be forwarded back to the full Plan
Commission with a favorable recommendation.
