Upon preliminary review of the application, the Department has determined that a Development Standards Variance is not required for the structure height. Building height, according to the Zoning Ordinance, is determined as: HEIGHT, BUILDING. The vertical distance from the lot ground level to the highest point of the roof for a flat roof, to the deck line of a mansard roof and to the mean height between eaves and ridges for gable, hip and gambrel roofs. Also, there is a provision for the administrative (in- office) approval of structures, such as chimneys, spires, etc (26.1.4). Therefore, the house plans for Springwood, Lot 5, as submitted, are in compliance with the ordinance. If you have any questions or if I may be of assistance please do not hesitate to call.
