for storage. However, d ue t t he h water table, the basements w no be built. Now, storage
will be used on the second floor /mezzanine of Buildings A B, as well as office and a meeting
room in Building B. Also, pool equipment was also supposed to be stored in the basements.
Since a basement will not be built, the equipment will be stored in an area that will extend from
the western portion of Building B, which will include a roof that is flat (not sloped).
The Committee has unanimously approved the modified design of the buildings at the January 6,
2004 Plan Commission Special Studies Committee Meeting.
Anal ysis:
The unique geological feature of this site renders it unsuitable for basements. Since the proposed
storage must be relocated to another floor of the building, a building extension is needed to
house all of the equipment.
Findings of Fact:
1.) The approva of this variance w of the will not be injurious to the public health, safety,
morals, and general welfare comm unity because: Foregoing basement

that also serves as storage use.
2.) The use and value of the area adjacent to the property included in the variance will
not be affected in a substantially adverse manner because:

3.) The strict application of the terms of the Zoning Ordinance to the property will
result in practical difficulties in the use of the property because:

of the property due to a lack of storage and meeting space for the intended uses.
Recommendation:
The department recommends positive consideration of Docket No. V- 133 -03.
