1. Docket No. 10010007 DP /ADLS: Legacy PUD The Livingstone Cottages
The applicant seeks site plan and design approval for an adult family living/continuing care
development. The site is located at the northwest corner of Community Dr. and Cherry Creek Blvd. It is
zoned PUD /Planned Unit Development. Filed by Brandon Adomatis of Adult Family Living, Inc.
Adult Family Living, Inc. (AFL) seeks site plan and design approval for its proposed adult senior residential
living /continuing care development (the Legacy Cottages). The 6.3 acre site is located within the Legacy
Planned Unit Development District. Legacy PUD ordinance (Z- 501 -07) permits the proposed land use and spells
out design requirements, which the petitioner has complied with.
AFL's plan is to construct a total of ten (10) buildings in four (4) phases, with the initial phase consisting of two
(2) buildings. Each building is designed to be residential in character, and divided similarly to a duplex. The
interior layout provides separate private bedrooms for each senior resident (up to six on each `duplex' side and
up to twelve bedrooms per building). Several `Green' elements are proposed to be incorporated into the building
and site design. Each building will have a slightly different color /material design palate to provide variation,
while keeping the feel of an overall development. Exterior building materials comprise mostly of cement fiber
board siding, stone veneer, and brick veneer. Please refer to the petitioner's informational packet for more
detail.
Outstanding Staff comments /concerns:
1. All concerns from DOCS have been addressed.
2. The Forestry Dept. sent review comments on March 3, but is still waiting for a reply from the petitioner.
3. The Engineering Dept. is okay with the project being approved, subject to Engineering Dept of the
Construction Documents, prior to the issuance of a building permit.
4. The Hamilton County Surveyor's Office does not foresee any problems with approving the plans, since
proposed project falls within master plan for the overall development.
The Dept of Community Services (DOCS) recommends the Plan Commission sends this item to the
Thursday, April 1 Subdivision committee meeting, and grant the Committee the final vote authority.
