Docket No. 10020011 ADLS Amend: Pyramid Corner North Signage The applicant seeks approval to add the color red to the sign package for a new tenant: Stop Shred. The site is located at 4006 W. 96th St. and is zoned B -2 /Business within the Michigan Rd /US 421 Overlay Zone. Filed by Steven Jaeger of Stop Shred. The Petitioner is requesting approval to add the color red to the Sign Package for the center. The addition of the color red will help this center to attain a new tenant, Stop Shred, whose business colors are black, red and white. Currently the sign package calls for green, black and white externally illuminated individual letters. These colors were approved in February of 2004 in an effort to update the sign package for the center which had previously specified cabinet signs. However, these buildings are not set up to have external lights shining down on the signs. The Department would like the Committee to approve the use of internally illuminated letters, which has become the (unofficial) standard for the City of Carmel and this shopping center. In addition, we would like the sign package to state that logos can only be 25% of the total sign area, but their color is not restricted. This is currently in the Sign Ordinance, but repeating it in the sign package helps reaffirm this. The Department is generally in favor of this request, however worries that the retail center may keep corning back again and again to ask for a different color for future tenants. The purpose of a pre determined sign package is to make it easier on a tenant to know exactly what is expected of them and to expedite the sign approval process. Returning to the Committee each time a new tenant wants to come in with a different color is counterproductive. Also, the sign package should only have 2 -3 colors to help maintain a cohesive look for this multi tenant building complex, which is located at the very busy intersection of 96 Street Michigan Rd, the entrance to Carmel. The Dept of Community Services (DOCS) recommends that the Committee vote to approve this item after all comments /concerns are addressed. (This item only requires a Plan Commission Committee vote.)
