My name is Scott Leopold and I have submitted application for both standard variances and a use variance for some property I own in Home Place (105 and Cornell). Our intent is to develop a 2 unit attached villa for lease that will consist of 16 total units. These units will have 2 car rear Toad garages and be a nicer quality and aesthetics than the surrounding properties. We are seeking the approval to add more units per lot from 2 units (R3) to in some cases 4 units. The reason for this is that it would give us the ability to develop a nicer product because of the density and keep the lease rates low. We feel this is a win /win situation for everyone involved. Here are a few of the advantages: o The area gets a nice aesthetic addition that will increase the property values in the area and spark more investment in the area. o The City gets a project to kick start the redevelopment of the area. o The City gets more affordable housing to support the workforce that work in Carmel however cannot afford to live in Carmel (Hourly workers at Clarian North for example) o The developer can build a nicer product and still generate a good rate of return. Attached are copies (NOTE: WE ARE NOT BUILDING UNITS 17, 18, 19) of the product that we would like to develop on these properties.
