EXPLANATION OF REQUEST
Convenience Centers, LLC is desirous to modify the existing building signage
criteria as approved under Docket No. 101 -02 ADLS /AMEND during the
September 3, 2002 Carmel /Clay Plan Commission Special Studies Committee.
The modification pertains to adding four (4) colors to be allowed for tenants
within the retail shopping center located at the northwest corner of Guilford and
West Main Street. The following sign criteria are submitted for consideration and
approval:
1. Maximum Height of letters to be 16- inches.
2. Sign length shall be 80% of the leased tenant space width, or a maximum
of 13 feet, whichever is less.
3. Internally illuminated Tenant Logos shall be permitted without any color
restriction, but may not exceed 25% of the allowable tenant signage area
(i.e. 624 sq. inches).
4. Allowable tenant sign colors shall include: Red, Blue, Yellow, Green,
Black, White.
5. The font of the letters shall not be restricted; however, the letters shall not
exceed more than three (3) colors. Tenants may increase the number of
colors by petition to and upon approval of the Carmel /Clay Plan
Commission Special Studies Committee pursuant to the Commission's
Rules of Procedure.
6. All tenant signs shall be internally illuminated facelit, individual reverse
channel letters, or both, attached to the existing awning sign panel.
7. Window signage shall be allowed for all tenants conforming to the
standards established for window signs under Chapter 25.07 of the City
of Carmel Zoning Ordinance.
8. Landlord shall review the design of all signs and shall approve the colors,
size, location and placement of the letters prior to permit application to the
City.
9. Tenant shall maintain their sign in good condition /repair at all times and
upon vacating their tenant space, tenant shall remove all signs and repair
all damage caused by sign mounting and removal.
The request for ADLS Amendment approval is fully detailed in this submittal. We
have been in communication with DOCS Staff and Carmel Engineering prior to
the Special Studies Committee meeting in an effort to identify and address all
departments' comments.
