application will be continued to the June 1 meeting.
5. This Item will appear on the Wednesday, May 5 meeting agenda of the Plan Commission Special Studies
Committee at 6:00 pm in the Caucus Room, Second Floor, City Hall. Please have a representative attend.
Preliminary review comments- Petitioner please respond to each of the following:
1. Please provide a landscape plan, which shows the details of the relocated plantings planting areas.
Please contact the City Forester, Daren Mindham, at 571 -2417 for additional plant species suggestions.
2. Please provide color photos of the existing building.
3. Please provide color elevations or a color rending of the building addition.

PROJECT NARRATIVE
Keeler -Webb Associates is acting as agent surveyor /engineer for Thomas R. McHaffie and Company
Inc. (general contractor) for Advantage Medical (owner /tenant). We are proposing the building of a
new Addition for storage containing 1,680 sq. ft. on the existing /developed 2.43 Acre site. This
project was originally built in 1999 under the old M -3 zoning classification and the secondary platting
for the Carmel Science Technology Park.
The proposed building has all utilities available on the site or in the adjacent right -of -way of Old
Meridian Street. The project is currently served by gas, phone, power, water and sewer. Storm
water will continue to be collected and conveyed thru existing storm sewers to the existing retention
ponds as laid out in the previously approved master drainage plans for Carmel Science
Technology Park. Delivery and employee owned vehicles will enter the site from the curb cuts along
Old Meridian and common drives with the adjoining properties. Privately owned vehicles will park in
the parking spaces provided and deliveries will be made to the East side of the new building addition.
Construction is planned to begin immediately upon approval by all appropriate agencies with the
intention of completing the building addition later this summer. The design of the facility will meet
requirements set in local and state building codes and will not be a fire hazard to the public. All
architectural features of the new addition will match the existing structure.
The installation of this building addition will not impact the local school system, since there are no
dwelling units involved in this project. There is sufficient capacity of all of the utilities available to
this site, parking for the office tenants, and no off-site improvements or upgrades will be necessary to
construct or operate this facility.
This project is being submitted for your review and comment for Architectural, Design Lighting and
Signage Development Plan Amendment approval. If there are any questions or concerns, please
