The proposed project falls in the incorporated area and MS4 jurisdiction of the City of Carmel. 2. The proposed project DOES NOT fall in a Carmel Wellhead Protection. Zone. 3. The proposed project falls in the W.R. Fertig Regulated Drain Watershed. 4. This proposed project will have minimal impact on stormwater runoff and is covered within the Carmel Science and Technology Park master drainage plan. 5. No permits will be required from our office. And before that, he should probably email or mail the plans to all TAC members to make sure there were no issues. We also talked about relocating the affected landscaping /plantings. 1 also pointed out the section of the old meridian district requirements in the zoning ordinance, regarding first floor square footage, and suggested that he MIGHT need a BZA variance or Plan commission waiver approval for that. But per our (you /me) conversation on Friday, he might not need that variance, because the building was built when the site was zoned manufacturing and then rezoned to OM, and I will check the zoning ordinance to see if there is anything about grandfathering, or legal non conforming issues and how a building addition can be done...
