Overture Subdivision, Section 1, (SP) Petitioner seeks approval (Secondary Plat) to construct 19 lots on 9 acres. The site is located at the northwest corner of 126 Street and Hazel Dell Road. The site is zoned s- 1 /residence (residential open space ordinance application, Z -296). Filed by Cort Crosby of the Schneider Corporation. Cort Crosby of the Schneider Corporation in attendance for the petitioner. Overview of the project located at the northwest corner of 126 and Hazel Dell Road. Comments: Soil Water Conservation, John South notes proposed drainage swale and grade. Grade is not going to clear the drip line edge concerned regarding accuracy of drip line; behind lot 2, contour appears to be under the drip line. They are looking for a 3:1 slope. A 766 contour would be more realistic; Petitioner agreeable. Petitioner addresses other concerns that were noted in letter from John. Carmel Utilities, Paul Arnone stated that the utilities concerns were minor. The petitioner's maps show that the water main on 126 St is a 10 -inch pipe and according to the utilities department, it is a 12 inch line. Everything else looks satisfactory. Carmel Engineering, Craig Parks and Dick Hill question the southern structure close to the pond. The petitioner explains that the structure was specified for all drainage structures. Craig also requests an easement in section 2 for maintenance purposes; Petitioner agreeable. Regarding the mound on the west side, it is suggested to keep the mound continuous rather than segmented. Request that the petitioner align the accel and decel lanes with the subdivision across the street. DOCS, Mark Monroe states that primary setback needs to be in accordance to the ROSO Ordinance. Subdivision committee meeting will be on April 13. Lakes at Hazel Dell Subdivision, Section 1, (SP) Petitioner seeks approval (Secondary Plat) to construct 120 lots on 74 acres. The site is located at the southwest and southeast corners of 126th Street and Hazel Dell Road. The site is zoned S -1 /residence (residential open space application, Z -296). The petitioner commented that they were still being worked on. Carmel Utilities, Paul Arnone asked if the petitioner had addressed their concerns referred to in a letter. He also feels uncomfortable about a retaining wall on the rear of three lots within the subdivision. He is concerned about future maintenance on the wall. Carmel Engineering, Craig Parks and Dick Hill asked the petitioner if there were any questions regarding their project review letter. There were questions regarding the use of a high- backed curb versus a pressed curb and the use of bollards near the pond in some areas. They also raise the concern about the retaining wall in the back of the three lots. Suggest coordinating with the Overture subdivision across the street. DOCS, Mark Monroe— Petitioner to appear before Subdivision Committee in April. Hazel Dell Summit Subdivision, (PP/V) Petitioner seeks approval (Primary PlatNariance) to plat 163 lots on 89 acres. The site is located at the northeast corner of East 131 st Street and Cherry Tree Avenue. The site is zoned S -1 /residence. Filed by Li -Ching Wu of Davis Homes. Chris White representing Davis Homes in attendance for the petitioner gave an overview of the project. The subdivision is bounded by Trails of Avian Glen on the west.
