Public Hearing: lh. Seven Parkwood (63 -99 D.P. /A.D.L.S.) Petitioner seeks approval to construct an 86,435 square foot office building on 4.36 acres known as Seven Parkwood. The Department has no outstanding issues. If the Plan Commission wishes to vote on this tonight. a waiver of the Rules of Procedure is required. 2h. Ordinance Amendments (67 -99 O.A.) Petitioner seeks approval of technical amendments and other corrective changes to the Carmel/Clay Zoning Ordinance. Legal counsel will address any question. This is a scribner correction type of Ordinance amendment. Suspension of the Rules of Procedure would be necessary to make a recommendation to the Council tonight. I. Old Business: li. Thoroughfare Plan Amendments (84-98 C.P.A.) Petitioner seeks amendments to the Carmel/Clay Comprehensive Plan, specifically Chapter 6, the Thoroughfare Plan. Duke Rezone (14 -99 Z) The petitioner seeks approval to rezone 55 acres of ground at the northwest corner of Street and U.S. 31 from B- 5/businerss and S -2 /residence to B- 6/business. Petitioner also seeks approval to rezone 10 acres of ground at the northeast corner of 96 Street and U.S. 31 from B- 5/business to B- 8/business. The public hearing on this item is still open, however this item has been tabled at the petitioner's request. 3i., 4i. Carmel Convenience Center (24 -99 D.P. /A.D.L.S.) Petitioner seeks approval to construct a 5,000 square foot retail complex on 1.5 acres known as the Carmel Convenience Center and also to replat 2 lots into 1 on 1.5 acres known as lots 8 and 9 of the North Augusta Subdivision. The Department recommends favorable consideration based on committee action. 51. Brookstone Park of Carmel Subdivision (44 -99 P.P.) Petitioner seeks approval to plat 107 lots on 49 acres known as Brookstone Park of Carmel Subdivision. The Department recommends favorable consideration based on committee action. 6i., 7i. Providence at Old Meridian (45 -99 Z, 46 -99 P.V.) Petitioner seeks approval to rezone approximately 28 acres from R -1 and R -3 residence to a Planned Unit District located at the northeast corner of Old Meridian Street and Carmel Drive. The petitioner also seeks approval to vacate one lot of the Franke's Subdivision. The Department recommends a favorable recommendation to the City Council based on action of the Special Study Committee. 8i. Meridian Pointe Office Park (56 -99 D.P. /A.D.L.S.) Petitioner seeks approval to construct a 261,577 square foot office building on a total of 13.534 acres known as Meridian Pointe Office Park. This item has been referred to the Executive Committee for a staff report as to the completion of a review of the 1991 Traffic Study and updated information regarding the traffic analysis. This may need to be tabled if the report is not available or is deemed to be incomplete by the Executive Committee. Page 3 of 3 9i. Max Erma's (57 -99 D.P. /A.D.L.S.) Petitioner seeks approval to construct a 7,744 square foot restaurant facility on 1.6 acres known as Max Erma's. The petitioner is also seeking approval of three Developmental Standards Variances from the Board of Zoning Appeals. This item has been tabled to the September Special Studies Committee pending action of the August 23` BZA meeting. J. New Business: 1j. Bennett Technology Park and Bennett Farms Apartments Sign (68 -99 A.D.L.S.) Petitioner seeks approval to construct an integrated development sign for Bennett Technology Park and Bennett Farms Apartments. BZA issues have been acted upon favorably. Therefore, the Department recommends favorable consideration.
