HomeMy WebLinkAboutMinutes Sub 01-05-99CARMEL /CLAY PLAN COMMISSION SUBDIVISION COMMITTEE JANUARY 5, 1999 The meeting was called to order by the acting chairman at approximately 7:00 PM in the Caucus Rooms of City Hall, One Civic Square, Carmel, Indiana. Committee members present were: Kent Broach; Jay Dorman; Dick Klar; Bob Modisett; H.K. "Tom" Thompson; and Chris White. Mark Monroe was present representing the Department of Community Services. Item 1. Committee to consider Docket No. 91 -98 SP, a secondary plat application for Ray Roeling known as Brighton Woods, Section 1. TABLED to the full Plan Commission at its meeting on January 19, 1999. Item 2. Committee to consider Docket No. 96 -98 SP, a secondary plat application for Kingsmill Development Company. Petitioner seeks approval to construct 27 lots on 18 acres within the subdivision known as Kings Mill, Section 4. The site is located on the north side of 106 Street, one quarter mile west of Towne Road. The site is zoned S- 1 /Residence. Filed by Stan Neal of Weihe Engineers. Stan Neal of Weihe Engineers and Steve Wilson, developer, appeared before the Committee requesting Secondary Plat approval of Section 4, final section of Kingsmill Subdivision. Stan Neal stated that the petitioner has appeared before the Technical Advisory Committee and all concerns have been addressed. Mark Monroe reported that there are no unresolvable issues. Dick Klar moved for the approval of Docket No. 96 -98 SP, Kings Mill Section 4. APPROVED 6 -0. Item 3. Committee to consider Docket No. 101 -98 SP, a secondary plat application for the Bethlehem Lutheran Church. Petitioner seeks approval to plat one lot on four acres within the subdivision known as the Parks at Springmill, Section 8. The site is located on the east side of Meridian Corners Boulevard, one quarter mile north of 131 Street. The site is zoned S -2 /Residence. Filed by Jackson Lau of Lau and Associates. Keith Lash of Schneider Engineer and Jackson Lau of Lau and Associates appeared before the Committee representing the petitioner. Secondary Plat approval is being requested; the petitioner will be appearing before the Board of Zoning Appeals for Special Use Application. The site for the church is north and east of the existing Abacus s Acommittees \subdiv 1999j an Pre School facility. Keith Lash stated that all Technical Advisory Committee issues have been addressed. Mark Monroe reported that the property owner (Estridge Development) received a variance from the Overlay Zone requirements approximately 5 years ago, and that it was originally platted as part of the Parks at Springmill. The Commission will be looking at the site as it relates to landscaping, appropriateness of use for the area, etc. There are no unresolved issues. Dick Klar moved for the approval of Docket No. 101 -98 SP, for the Bethlehem Lutheran Church. APPROVED 6 -0.
