EXPLANATION OF REQUEST
By way of general background, Gershman Brown is the owner of approximately 1.67
acres, located on the northwest corner of Hazel Dell Parkway and 131s Street. This real estate is
outlined on the aerial photograph included under Tab 2. The site, known as the Overlook, is now
fully developed and includes, among its occupants, Classic Cleaners, Key Bank, 21s Amendment
Wine Gallery and Rupenthal Dentistry.
Current photographs of the Overlook are included under Tab 3. As indicated, The
Overlook is heavily landscaped, and the building is of unique quality and appearance. It is an
upscale, understated, residential building with a sloped roof, showcasing a limestone base, brick
veneer, brick soldier course accents, and brick lintel and keystone accents.
The Overlook is zoned B -3 and, consequently, DP /ADLS was required. To this end,
Gershman Brown Crowley appeared before the Plan Commission and Special Studies
Committee in 2003, and the Plan Commission, upon the favorable recommendation of the
Special Studies Committee unanimously granted DP /ADLS approval.
Since receiving DP /ADLS approval, the occupants of the Overlook have requested a
monument sign and to be allowed to include in their signage the colors with which they are
identified. To this end, Gershman Brown Crowley is requesting an amendment to the previous
ADLS approval to allow variation in the color of signage and a monument sign. In this regard,
the following are enclosed:
1. Tab 2 Aerial photograph illustrating the locational attributes of the real estate.
2. Tab 3 Photographs of the building and existing wall sign specifications.
3. Tab 4 Revised wall signs illustrating the addition of color to the signage. All of the
signs will consist of individually mounted, internally illuminated channels.
4. Tab 5 The proposed monument sign.
The revised signage included in this submittal allows the occupants to better identify
themselves without detracting from the upscale character of the Overlook. Subject to ADLS
amend approval, the proposed signage is allowed under the Zoning Ordinance and does not
require any development standards variances.
