The site is located at 14535 Carey Road. The site is zoned R -1 /Residential. HOYES: You need a private easement agreement with Taylor Trace, outlet permit for the pond. The bank elevation raised and landscape elevation shown on construction plans. GROVES: IPL's area. SHUPPERD: Currently no gas onsite will you add gas later? HAWLEY: No plans yet. BROERMANN: Are you clear on the comments? BARNES: Yes. HILL: I fax you a copy of my comment letter. Existing curb cuts removed. HAWLEY: We would like to keep the north curb cut for access to the construction site. HILL: We will talk about that. Right -of -way will they dedicate the City's portion? BROERMANN: Everything south of the corner cut. HILL: I do not see a sidewalk or path. HAWLEY: This calls for a ten feet (10') asphalt path everything in the area is five feet (5') concrete. DOBOSIEWICZ: We can bring that out before the Plan Commission. Thoroughfare Plan calls out asphalt path. SOUTH: Site exceeds one acre disturb under Rule Five I need an upgraded Erosion Control Plan and Storm Water Pollution Prevention Plan. AKERS: Existing address will remain. HOYT: We would still like to see a Knox -box on the building. BREWER: Buffer yard guidelines, site plan need graphic details for tree preservation like the three trees on the parking site. We should have a separate meeting for those trees. You are a level "D" buffer and without a lot of area if you need relief you will need a variance filed. DOBOSIEWICZ: Variances along the north and west for setbacks. Neighbor to the south wants screening from the parking lot and his lot. I suggest Evergreens. We will look for BZA to bring it to the buffer standard so I suggest continuing through June to allow you time to meet those requirements. You should meet with that owner to the south because this will affect the decision by the Board on your parcel. I would work with Engineering and County Highway on this to get the right -of -way solidified. Get landscaping issues resolved with S. MayTAC 5/19/04 Brewer. Signage yet? Get copies made for the Board. Cut sheets on lighting need to be submitted 90- degree cutoff. BLANCHARD: Contact Morris Hensley at (571 -2673) regarding the well. All exits require a walkway to a public way. Restrooms in existing building must be brought into compliance with the ADA guidelines. What will be the square footage of the remodel and of the new addition? Will remodel and new construction be at the same time or in phases? What is the time frame? Will there be a construction trailer? If so -will need Temporary Use Application. (Pick up application at the Division of Building Code Enforcement at City Hall on the 1 st floor.) I have a perfect location on the Knox -box make sure you do the same on the new building. BREWER: I need to get you a letter. Erosion Control Plan limits show construction 15 -20 feet into the woods where is the tree protection? SCIMIA: We will be matching grade with the woods. BREWER: I need to see detail on that. You have a strip of land that is not filled with trees, why? SCIMIA: We are doing revisions. BREWER: I need to see the revisions. Plant those trees in the wide area not in loops in the sidewalks. You show 78 Little Leaf Linden, suggest changing to Sterling Silver Linden for pest control and dividing the 78 into two species. DOBOSIEWICZ: Ground sign changes? SCIMIA: Location has not changed. The stainless and brick is new. DOBOSIEWICZ: Please note the differences. You will go before the June 22 Plan Commission. Commission will want updated timing for opening and road improvements. A district project application needs to be submitted along with construction plans, which depict any changes to the sanitary sewer, lateral or are mains so that the connection point can be identified and the impact on the District's sewers assessed. The boxes are being used by Shapiro's, Clay Terrace, and Providence. You can get them from Sunesis of Cincinnati. I suggest in place of shrubs use a small tree. Do not plant evergreens in planters they do not last. I do suggest structural soils bridged with sidewalk or path concrete or stones. Plant smaller trees that grows more upright. SHINAVER: Two variances, front setback and no parking onsite. DOBOSIEWICZ: Department is in support of those. Put together a commitment for additional right -of -way and maintenance for landscaping along with Setback for front yard. You can dedicate to frontline, no beds in right -of -way. HOYES: I faxed you a letter I received from Phil Burton, work with them about the drainage. Minor design issues but that is it get me a letter that they do not want to be regulated. GROVES: This is IP L. SHUPPERD: Gas at 116 and we will bring it to the subdivision. BROERMANN: I am still working on a review. DOBOSIEWICZ: This is not Board of Works signatures should be County Commissioners. Do they need a waiver on the private street? BROERMANN: No, but they do need a variance for the street. DOBOSIEWICZ: Do you have a preference in a private street or block? BROERMANN: We do it in an easement. DOBOSIEWICZ: We like it in a block. FERRELL: Five fee back of curb? DOBOSIEWICZ: I will go forty feet on both sides? Five feet sidewalk is required. We want this in a private area BROERMANN: Forty feet what? DOBOSIEWICZ: Common area block. BROERMANN: Then we need an agreement that spells out who takes care of what. DOBOSIEWICZ: That does not work even with agreements. FERRELL: Can you send me an example? I need an engineered landscape site plan. HOYES: Please send me one too. BREWER: Requirements for buffer. Need to know what is provided and what is required for your buffer level. Send pictures or drawing of the level of existing. Species requirements, no Ash being planted Red Oak is a good swap -out. Cul -de -sac requires moving the woodlands on the edge, which will require more plantings. You have Hawthorns in the median, no Hawthorns in the median they grow to large with thorns. DOBOSIEWICZ: Too recap; required five feet sidewalk, landscape plan revised. Fifteen feet easement on plantings along the perimeter. Power poles we need to know who is moving those. Show it on the plans. See fence details. Also details on the guardhouse. BREWER: Show moved power lines on the revised engineered landscape plan. FERRELL: Put in the ditch through the trees along the property. DOBOSIEWICZ: Cut your swale more central than perimeter, you figure it out with Greg Hoyes.
