The applicant seeks the following development standards variance approvals:
Docket No. 10060010 V Section 21.02.07 Extension of Special Use Approval
The site is located at 3650 West 106 Street on 20.02 acres and is zoned S1 /Single Family Residential.

fg General Info: The petitioner is requesting an extension to

Analysis: The site which is zoned Sl, was approved for
Ake religious uses in July 2002, but construction has not yet
begun. Under the terms in place when the petition was
,44 approved, the grant of the Special Use was good for two

years, and has thus long since expired. The petitioner is
9 requesting that approval be extended to provide for final
1 i 4 ;c r design work, and construction. Finalized plans will be
reviewed by the Department prior to issuing permits, and
evaluated at that time for any variances that might be needed. The overall request has not changed since it
was approved eight years ago.
Findings of Fact: Extension of approval
1. The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: the proposed use has been previously reviewed and
approved, and has not changed since its original submittal.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the proposed use has been previously
reviewed and approved, and has not changed since its original submittal.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: Special Use approval is needed for the
requested use to operate.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 10060010 V
after all concerns have been addressed.
