Docket No. 09040013 ADLS Amend: Carmel Office Park Building 4 The applicant seeks approval for exterior building facade and building footprint changes. The site is located at 1000 3"' Ave S.W. and is zoned I -1 /Industrial. Filed by Dale Sollenberger of Sollenberger Partners. The applicant seeks approval for exterior building facade and building footprint changes. This building was previously approved under Docket No. 05060013 ADLS Amend. The site is located just west of Kirby Industrial Park and southwest of Cannel City Center. Please refer to the petitioner's informational brochure for further detail. The petitioner seeks to change several aspects of the previously approved project: 1. Reduce the Square Footage of the building from 8,364 Square Feet o 7,128 SF. 2. Reduce the height of the building, from 20' -9 YZ" down to 14' -8 3. A paved drive will be located to the west of the building, what was once additional building square footage. 4. The landscape plan will not change. 4. Since the building is reduced, the articulation of the exterior elevation will change. The new design of the building is more modern, with a flat roof, rather than a sloped metal roof. Staff comments /concerns: 1. The Hamilton County Surveyor's Office: no comments /concerns. 2. The Dept of Engineering (DOE): no comments/concerns at this time. 3. This site is out of the jurisdiction of The Hamilton County Highway Dept. 4. The Forestry Dept is okay with the landscape plan. 5. DOCS outstanding review comments: none. The Dept of Community Services recommends favorable consideration of this petition. (This item only requires committee approval.)
