Docket No. 10010008 DP /ADLS: Meridian Pointe The applicant seeks site plan and design approval for a 174 -unit multi- family development. The site is located at 12346 Old Meridian St. It is zoned OM /O Old Meridian District, Office. Filed by Anthony Birkla of Anderson Birkla Investment Partners, LLC for Carmel Development I, LLC. The applicant seeks site plan and design approval for a l 74 -unit multi family (luxury apartment) development. The building exterior is mostly comprised of brick. The site is 6.25 acres in size, with the southern portion of the site not part of this proposal, reserved for a future proposal. Details on the building lighting fixtures will be presented at the sub committee meeting. Vehicle access from Old Meridian St. to the north parking area is provided with a porte cochere through the building. Please refer to the petitioner's informational packet for more detail. The project received several development standards variance approvals and one use variance approval at the January 26, 2010 Board of Zoning Appeals (BZA) meeting for increased front yard setback, increased building footprint, decreased bufferyard widths, and permitting multifamily land uses. Outstanding Staff comments /concerns for the Petitioner: 1. Please remember to submit a Findings of Fact sheet with the final informational packet. 2. Though not required, please discuss the Green site and building practices you will incorporate into the project, at the Plan Commission meeting. 3. The Forestry Dept. is still waiting for the petitioner to submit a tree inventory of the site. (The petitioner is awaiting a proposal from a company who will develop the tree inventory, and an update will be provided at the subcommittee meeting.) 4. The Engineering Dept. is still working with the petitioner, but thinks the project is good, overall. The Engineering Dept. is in favor of vehicle access from Old Meridian St. to the north parking area, with a porte- cochere through the building. 5. The Hamilton County Surveyor's Office reviewed the plans and has no comments at this point in time, and will review the final construction plans at a later date. 6. Signage: Please provide illustrations (or cut sheets) of the signs with dimensions, installation methods, and lighting specifications. Also, show each sign as it would appear on the building, not just where the sign will go. Lastly, please provide a rendering of the NE corner with signage from the westbound viewpoint of the Carmel Dr. and Old Meridian St. intersection. The Dept of Community Services (DOCS) recommends the Plan Commission sends this item to the Thursday, April 1 Subdivision Committee meeting, for further review and discussion, and grant the Committee the final vote authority. 2
