We are sending you this Information to prepare for the upcoming July 20 Planning Commission
meeting at the City of Carmel.
The applicant seeks site plan and design approval for a bank. The site is located at the
southeast corner of 146th St. and Lowes Way, and is zoned PUD /Planned Unit Development.
The same site was rezoned and also gained Development Plan and ADLS approval on
September 15, 2010. Regions Bank (current applicant) seeks to amend the previously approved
plans for the slightly different building footprint and parking around the building as required by
Regions Bank. Otherwise the site layout is substantlally the same as was approved previously.
Kite Realty has secured approvals for the access /exit points on 146 and Lowe's Way from
Hamilton County. We have shown the Danbury Drive one -way access as was previously
approved by City Council and the Planning Commission. The access from Lowe's Way will be a
"right -in /right -out" arrangement and there will be a "right -in" only from 146t.
