SUBDIVISION COMMITTEE MINUTES
TUESDAY, JANUARY 9, 2007

Rick Ripma called the meeting to order at approximately 6:05p.m.
The Subdivision Committee met to consider the following items:
1. Docket No. 06010005 Z: Shelborne Property PUD CONT to FEB 6"
The applicant seeks to rezone 20 acres from S1/Residential to PUD/Planned Unit Development
for the purpose of developing single family residences.
The site is located on the west side of Shelbome Road, north of 121 Street.
Filed by Charles Frankenberger of Nelson and Frankenberger for Indiana Land Development
Co.
2. Docket No. 06050020 PP: Clay Creek CONT. to FEB
The applicant seeks to plat 30 lots on 29.971 acres.
The site is located on Hoover Road north of 116 Street and is zoned S 1.
The applicant seeks the following waivers for the proposed plat:
06050022 SW: SCO Chapter 6.05.07 Orientation of Home request to allow dwellings
to face internal street
06050023 SW: SCO Chapter 7.05.07 Clearing of greater than 15% of mature
woodlands.

3. Docket No. 06090039 ADLS: Weston Pointe Professional Center
The applicant seeks entry design approval for a two story, 12,280- square foot office
building on 2.24 acres.
The site is located at Michigan Road and Weston Pointe Drive, and is zoned B2. It is
located within the US 421/Michigan Road Overlay.
Filed by Darci Pellom of Civil Designs, LLP for Williams Realty.
Present for the Petitioner: George Small with Design Pointe and Todd Schnatzmeyer with
Williams Realty Group.
Petitioner's Presentation: George Small said that they had been through Committee and Plan
Commission to review the exterior features of the building. He said that he understood that when
it went through, they wanted to review the entry again and talk about it a little more. He said that
he wasn't sure which direction to go, so he put together a few options for the Committee to
discuss. He said that the first option was going more with a two -story entry facade with an
arched top and glass on both stories.. He said that it would be bringing the brick out and placing
urns for planting. He said that there would be no more canopy. He said that the stone would still
be around the bases of the sides of the entry. He said that the glass portions would actually be set
back about a foot from the entry.
Carol Schleif asked if the petitioner could just bring the stone all the way up to help make the
entry pop with the different material.
George Small said that they could definitely come back and do it more with a cut stone look. He
said that another option would be to have two brick columns with a simple pediment across the
top. He said that he thinks that the entry needs the height to separate it from the rest of the
building and give it balance.
Carol Schleif said that she really likes the first two -story option and thinks that the petitioners
should keep the arch. She said that she would like to see the final elevations.
Rick Ripma clarified the process. He said that it could be approved contingent upon the
Department seeing the final elevations.
Carol Schleif asked if the area with the glass could be recessed more.
George Small said that he could recess it about 3 feet.
Carol Schleif responded that it would be better and really help it pop.
Carol Schleif made formal motion to APPROVE the entry design features of Docket Number
06090039 ADLS: Weston Pointe Professional Center contingent upon the Department's
approval of the revised elevations including:

1.) A three -foot recess for the doors.
2.) First and Second floor windows at the entry with an arch on the second floor
windows.
3.) Two -story surround around the entry -way made of stone that will come up to the
upper -band just below the crown.
4.) That the protrusion at the entry walls will have an approximately half -size crown
of EIFS on top which will match the rest of the buildings crown.
Dan Dutcher seconded the motion.
Motion was unanimously APPROVED (3 -0).
4. Docket Nos. 06110012 PUD /06110013 ADLS: Cobblestone Commons CONT to
FEB e
The applicant seeks to create 24 detached single- family residences on 2.59 acres.
The site is located at 740 -760 and 780 1s Avenue NW, and 121, 131, and 135 8 Street
NW, and is zoned R2 Residential, pending approval to the PUD classification.
