The site is zoned B8/Business, within the Keystone Parkway Overlay Zone. The property is also identified as tax parcel ID number 1610310000016004. The site plan, included, shows the location of the site. Designated as Docket Nos. 10060004 V and 10060006 -7 V, the hearing will be held on Monday, July 26, 2010, at 5:30 PM in the Caucus Rooms, Carmel City Hall, One Civic Square, Carmel, IN 46032. The file for this proposal (Docket Nos. 10060004 V and 10060006 -7 V) is on file at the Carmel Department of Community Services, One Civic Square, Carmel, Indiana 46032, and may be viewed Monday through Friday between the hours of 8:00 AM and 5:00 PM. Any written comments or objections to the proposal should be filed with the Secretary of the Board of Zoning Appeals on or before the date of the Public Hearing. All written comments and objections will be presented to the Board. Any oral comments concerning the proposal will be heard by the Board at the hearing according to its Rules of Procedure. In addition, the hearing may be continued from time to time by the Board as it may find necessary. This petition is being filed for the following reasons: The right -of -way (ROW) for Keystone has been expanded as part of the conversion to a Parkway. As part of this process, the required front yards and bufferyards at this site were reduced. The grant of this variance will bring the yards into compliance.
