The site is zoned S -2 /Residence. Docket Nos. V -97 -02 through V- 103 -02 (Traffic Directional Signs): In deciding whether or not the applicant has presented sufficient proof to permit the granting of a variance of development standards, the Board shall determine in writing that: 1. The approval will not be injurious to the public health, safety, morals and general welfare of the community; The continued existence of the oversize traffic directional signs on this site will not be injurious to the public health, safety, morals and general welfare of the community because the signs are an existing violation that has never proven to be injurious to the public health, safety, morals and general welfare of the community. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner; and Page 1 Department Report Board of Zoning Appeals June 24, 2002 Page 2 of 3 It is the Department's opinion that the use and value of the area adjacent to the property will not be affected in a substantially adverse manner by allowing the oversize traffic directional signs to remain. 3. The strict application of the terms of the Zoning Ordinance will result in practical difficulties in use of the property. Educational institutional uses are often visited by people who need additional guidance to efficiently navigate the sites because they are unfamiliar with the site and building layouts. Docket Nos.
