Oberer's Flowers Signage The applicant seeks the following development standards variance approval: Docket No. 10070013V Ch. 25.07.02 -14 c) 2. Number of Signs The site is located at 12761 Old Meridian St. It is zoned OM/MU (Old Meridian Mixed Use). Filed by Robert Spikoc of Oberer's Flowers. General Info: The a pp licant seeks approval roval to divide the allowable 32 s ft. for one wall sign into two wall signs. This is q. sign b" 4' r because they wish to split their name Oberer's Flowers" into two separate signs for aesthetic purposes. n �v r j X Analysis: Oberer's Flowers will be locating in the new Robert's Camera Building at the northeast corner of Old Meridian and Grand Blvd. Oberer's Flowers will be occupying m i the remaining two tenant spaces at the south end of the building. Because of the architecture of the building, the x. applicant is requesting to place Oberer's over what would be one tenant space and Flowers over the other tenant space. There is a bump out in the brick dividing the two spaces, so it seems best to split the signs completely. By requesting two signs, the applicant is able to stay within the allowable 32 sq. ft. The sign will be internally illuminated white letters with black trim caps and returns. It matches the existing Robert's Camera signs. The Department has no issues with this request. Findings of Fact: Number of signs 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: an illuminated wall sign is allowed for this tenant. It will meet the color, illumination, installation and size requirements. It only does not meet the number of signs in order to meet the size requirement. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the applicant is not requesting any additional signage. They are splitting up the signage they are allowed into two signs for aesthetic purposes due to the design of the building. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: this applicant is taking up two tenant spaces in the building. The sign would be very small and less legible by requiring it to be placed between the columns of one tenant space. It would also be less aesthetically pleasing if the applicant tried to center the sign evenly between the two spaces. The request for two signs is the best way to make the most of this difficult signing situation. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 10070013 V after all concerns have been addressed.
