Page 1 of 1 Page ?aa7aa� KEELER -WEBB ASSOCIATES July 8, 2010 Christine Barton Holmes Department of Community Services City of Carmel One Civic Square Carmel, IN 46032 Re.: Building Addition to Korean Presbyterian Church of Indianapolis, IN Inc. 1020 East 101st Street Indianapolis, Indiana KWA Project No. 1006 -005 Keeler -Webb Associates is acting as agent surveyor /engineer for Mr. Kerry Wagoner with Nazareth Building Services (general contractor) for Korean Presbyterian Church of Indianapolis, IN Inc. (owner /tenant). We are proposing the building of a new Addition for adult worship and lobby containing 7,428 sq. ft. on the existing /developed 8.68 Acre site. This church was originally built many years ago and the church bought the property in 1992. The property is zoned R -1 and also lies in the Homeplace District. We are making this submittal for review and comment as a part of our filing for a Special Use Application with the Carmel BZA. The proposed building has all utilities available on the site or in the adjacent easements along the 101 Street extension. The project is currently served by phone, power, water and sewer. Storm water will continue to sheet flow across the site to the NW comer of the property then flow overland to the Barrow pit on the property to the East. Members, visitors, and employee owned vehicles will enter the site from the existing driveway on 101 Street. Privately owned vehicles will park in the (more than adequate number) parking spaces provided and deliveries will be made to the West side of the existing building. Construction is planned to begin immediately upon approval by all appropriate agencies with the intention of completing the building addition in early 2011. The design of the facility will meet requirements set in local and state building codes and will not be a fire hazard to the public. All architectural features of the new addition will match the existing structure. The installation of this building addition will not impact the local school system, since there are no dwelling units involved in this project. There is sufficient capacity of all of the utilities available to this site, parking for the members and visitors, and no off -site improvements or upgrades will be necessary to construct or operate this facility. This project is being submitted for your review and comment for a Special Use Application with the Carmel BZA.
