Docket No. 10060015 ADLS Amend: The Overlook Signage The applicant seeks approval for a new sign package for the center and a new ground complex identification sign. The site is located at 5790 E. Main St. and is zoned B -3. Filed by Jon Dobosiewicz of Nelson Frankenberger on behalf of the owner. The applicant seeks approval for a new sign package for the building and a new ground complex identification sign for the entire center /complex. The existing sign package calls for gold faced, back lit letters. The proposed new wall signs will have colored faces with choices of: red, blue, green, yellow, purple, black and white. Petitioner, please limit the color choices to four colors in addition to black and white instead of the five proposed. The new signs would be internally illuminated and mounted directly to the fascia of the building. Logos will be limited to 25% of the total sign area for each sign, but will not be limited by color. The new ground sign will be an identification sign for the entire complex, not just the corner building. It will have up to 4 tenant panels on the sign. Because this sign identifies the complex, it is not required that all tenants be equally represented on the sign. It will be 6 -ft. in height and 56.25 sq. ft. in area; 60 sq. ft. and 6 -ft tall is allowed by the Sign Ordinance. It will have an 18 -inch brick base, and the color of the sign structure itself will be a tan color to match the building. The tenant panels' background color will be the same tan color as the sign structure, to help make the sign look more cohesive. The tenant names will be color to match their corresponding wall sign colors. Only the tenant name will shine through at night. Petitioner, can you make "The Overlook" name darker on the sign? It appears to blend into the background. There are a few concerns regarding the proposed ground sign location. It is proposed to be located 10 -ft from the road right -of -way line directly southwest of the corner of the building. This will be in the direct sight line of drivers going through the round -a -bout. It has been common practice that ground signs be located near /next to the vehicular entrance to a complex, when in close proximity to a round -a -bout intersection. The Department is concerned that the sign could be a safety hazard to drivers navigating through the round -a -bout. DOCS strongly requests that the Petitioner relocate the proposed ground sign to near /next to the vehicular entrance on Main St. There is ample room out of the right -of -way and out of the line of sight for patrons exiting the center. It would also be very visible to drivers going both westbound and east bound on Main St. Please view the petitioner's information packet for further detail. After all questions and concerns are addressed, the Dept of Community Services (DOCS) recommends that the Committee approves this item. 2
