Please see the following responses to your Comments:
1. Comments regarding the proposed ground sign and wall sign plan:
1. Having the returns match the building color might make the signs blend into the fascia too much. Bronze
or black are colors the Department sees most for returns. (Whichever color is picked please make sure
the trimcaps VKie returns will be revised and both trip caps and returns will be black as recommended.
2/ Please include the 25% logo rule on the wall sign spec sheet. This helps to reinforce the Sign Vrhis note will be added to the wall sign spec sheet.
v 3: Please have the ground sign tenant panels background color match the color of the structure (not white
as shown).
The background color will be revised to match the background color behind "The Overlook" copy at the top of
the sign.
Confirm that tenant names on ground sign will be push through letters meaning only the letters shine
through at night.
The note on the spec sheet will be revised to illustrate that the panel background area will be opaque and the
copywill be translucent. The areas are not large enough to efficiently permit use of push -thru letters but I
think we are providing what you are requesting in this regard.
Please add that tenant font styles will not be restricted for either the ground or wall signs.
This note will be added to both the wall and ground sign spec sheets.
6. Please confirm the maximum number of tenant panels that will be allowed on this sign. We are concerned
that more than the four proposed might be placed onto the sign.
We are reviewing this item further. Is there any guidance in the Zoning Ordinance on restricting copy, number
of words, images, tenants, etc.? Have other approvals of ADLS applications been restricted with limitations
set on the number of tenant panels?
7. The Department is concerned about the placement of the sign.
1. Is it truly located outside of the street right -of -way? We are investigating the actual right -of -way
line compared to the proposed sign location.
Please refer to the surveyed drawing provided in the application materials. The Secondary Plat of Lot
1 is contained under Docket 61 -03 SP. I will provide a full size copy of the survey for your records.
It appears form the Hamilton County GIS that the right -of way is (i) inconsistent with the underlying
aerial to some degree and (ii) not consistent with the recorded secondary plat. This is not unusual
especially along rights -of -way. From what source are you obtaining conflicting information that would
lead you to believe the information submitted with the application is inaccurate?
2. We are concerned for the safety of drivers with the proposed location so close to the roundabout.
Wherever possible we are trying to not have ground signs directly facing into roundabouts. The
Department would propose a location closer to a vehicular entrance. The Main St. entrance would
be ideal because both east and westbound traffic would be able to see the sign and turn into the
center.
We are reviewing this item further.
