3h. Korean Presbyterian Church Addition
The applicant seeks the following special use amendment approval:
Docket No. 10070002 SUA Section 21.02 Expansion of existing Special Use
The site is located at 1020 E 101s` St on 8.68 acres and is zoned R1 /Single Family Residential with the
prior grant of a Special Use. Filed by Adam DeHart of Keeler -Webb Associates for the Korean
Presbyterian Church.

a new sanctuary to their existing facility.

east, and west, and I -465 and residential to the
south.
Analysis: A 7428 square foot addition is
proposed on the east side of the existing building.
No additional parking will be needed, as the
addition will replace an existing sanctuary and
the site has more than adequate parking for the
irk__ llt number of seats. Existing landscaping will not
I e. i be affected, and additional landscaping around

Findings of Fact: Special Use Amendment
1. The premises in question is particularly physically suitable for the proposed Special Use
because: it is a continuation of an existing use.
2. The Special Use will not injuriously or adversely affect economic factors, such as cost/benefit
to the community and its anticipated effect on surrounding property values because: it is a
continuation of an existing use. I
3. The Special Use will be consistent with social/neighborhood factors, such as compatibility
with existing uses and those permitted under current zoning in the vicinity of the premises
under consideration and how the proposed Special Use will affect neighborhood integrity
because: it is a continuation of an existing use.
4. The Special Use will not injuriously or adversely affect the adequacy and availability of
water, sewage and storm drainage facilities and police and fire protection because: it is a
continuation of an existing use.
5. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the
premises upon which the Special Use is proposed because: it is a continuation of an existing
use.
6. The Board has reviewed the requirements of Ordinance Z -160, Section 21.03 (1 -26) as they
relate to this Special Use, and does not find that those criteria prevent the granting of the
Special Use: the proposed addition complies with all criteria.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 10070002
SUA after all concerns have been addressed.
