The applicant seeks the following development standards variance approval:

The site is located at 11399 Central Drive East on 0.42 acre and is zoned R1 /Single family residential.

E,: h k Analysis: The site is located on a bend, similar to a cul -de-
x` i f sac, where Central Drive East turns into East 114`" Street.

Tgl K 'tT �V The lot is somewhat wedge-shaped, with the front and
c yh x 1 ,L 1 being reduced by additional right -of -way platted but not
paved at the bend in the road. The house is located in the
';;;I:(:t o northwestern corner of site and the only available area
t bu ild is in the south side yard, and somewhat in the back
of the yard. Given the size, shape, and heavily wooded nature of the lot, it would be very difficult to build any
additions without the grant of a variance. Other houses in the area, with more regularly- shaped lots, appear to have
built additions over the years. The proposed addition would be located next to and partially in front of the existing
garage, and would have very little, if any impact on adjacent residences.
Findings of Fact: Encroachment into front yard setback
1. The approval of this variance will not be injurious to the public health, safety, morals, and general
welfare of the community because: the proposed deviation is minor and will not affect adjoining properties.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: the proposed deviat i s m and will not affect adjoining
properties.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because: the site is not large enough to permit the construction o
accessory uses without the grant of a variance.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 10080005 V after all concerns
have been addressed.
