Just using standard dimensions of approx. 8' x 16' (x4), would get the new spaces in at about 512 square feet additional impervious area. Same footage amount for the ground disturbance. Gordon R. An expense to be certain, but one that is in the interest of the business and the property in the long term. From a pure engineering standpoint, the increase in impervious area will increase the runoff from the property. While having some grass area to absorb the runoff, it is typically not adequate to truly mitigate the increase in runoff. Curbing the parking lot does not typically serve an engineering function. Within parking areas, curbing delineates driving edges, provides edge support to the pavement (and would be expected to make it last longer), prevents vehicles from leaving the pavement, provides an aesthetic to the parking area and can provide refuge to pedestrians waiting to cross the pavement. Curbing in parking areas can be utilized to channel and convey storm water runoff (but not typically the application for parking where areas drain into the parking lot and the perimeter curbing is higher). My opinion and input as staff is that there is no engineering necessity to delete the curbing. There may be other hardships that you can claim that the BZA will consider favorably. I met with Christine Barton Holmes this afternoon and gave her this revised site plan (attached). The variance I seek is both for use as an insurance agency, and in standards for the additional parking spaces I will need. Originally, on the variance for standards, I was contemplating using gravel, without curb, for the additional parking spaces. After consideration of the street appeal and esthetics, I think I would now prefer to asphalt the additional-4 spaces, again without curb, providing that I can do so while retaining the natural drainage slope back towards the yard to the south. This will limit run -off toward 106th Street. Please let me know if you have any questions. Gordon R. This is due to the site's location within the Home Place Business District Overlay zone. Attached is the use variance application with instruction sheet, filing fee, checklist, etc. The Use Variance process takes about 45 days. Also, below is a plethora of information. Some things we will look at are: the road right of way and whether or not you need to dedicate more land to meet the thoroughfare plan requirements, signage, parking area (gravel vs. asphalt), sidewalk requirement, buffer yard planting requirement, hours of operation, number of parking spaces, neighbor support, etc. Some info I found out about the site: It is lot 36 in the College Plaza subdivision. The tax id parcel no is 17- 013- 11- 02 -06- 001.000 There are covenants and restrictions associated with the recorded plat. But I am not sure if there is an active neighborhood association to enforce them today. One restriction was that your lot can only be used for residential purposes. The lot is about 0.28 acres in size, with the house having about 984 sq. ft. and the garage having about 604 sq ft. The lot has 2 front yards, each with a platted 30 -ft front yard building setback line. Side yard building setbacks are 5 -ft. If you feel that you really want to rezone the property to a business zoning classification, just let me know and I can give you the details on that. however, that process has a longer timeline and you would have to get approvals from both the plan commission and city council. That process takes about 4 -6 months. But the end result is a parcel zoned for business, should you chose to re -sell it.
