(owner /tenant). We are proposing the construction of a new 1,045 sq. ft. classroom addition on the north side of the existing building. A separate building addition was approved earlier this year and is currently under construction, under BZA docket no. 10070002 SUA. The 8.68 acre property is zoned R -1 and also lies in the Homeplace District. All utilities are currently available on the site or in the adjacent easements along the 101 Street extension. The project is currently served by phone, power, water and sewer. Storm water will continue to sheet flow across the site to the NW corner of the property then flow overland to the Barrow pit on the property to the East. Members, visitors, and employee owned vehicles will enter the site from the existing driveway on 101 Street. Privately owned vehicles will park in the existing parking spaces provided and deliveries will be made to the West side of the existing building. Construction is planned to begin immediately upon approval by all appropriate agencies with the intention of completing the building addition in spring 2011. The design of the facility will meet requirements set in local and state building codes and will not be a fire hazard to the public. All architectural features of the new addition will match the existing structure. The installation of this building addition will not impact the local school system, since there are no dwelling units involved in this project. There is sufficient capacity in the utility services available to this site as well as parking for the members and visitors. No off -site improvements or upgrades will be necessary to construct or operate this facility. This project is being submitted for your review and comment..
