Introduction
Prime Lots, LLC is proposing a 5-lot residential subdivision on 5 acres of land located at
2200 West 131st Street in Clay Township. The site, located within the corporate limits of
the City of Carmel, is zoned S-1 and the subdivision will meet all requirements of the S-1
district and the Carmel Subdivision Control Ordinance. Lot sizes will range from
approximately 0.57 acres to 0.84 acres.
The subdivision will include a 500 feet long 30 feet wide cul-de-sac public street with
sidewalks on each side. The site will be served by public water and sanitary sewer
through Carmel Utilities and Clay Township Regional Waste District. Storm water
drainage for the site will be accommodated by the construction of detention areas that
will control peak runoff from the site as required by the City of Carmel.
Home prices anticipated within the subdivision are anticipated to be in the range of
$600,000 to $800,000. The developer is also a custom home builder, with experience in
the Carmel area. Example photos of homes similar to those expecting in the development
are included within this report. Likewise, an example of entrance landscaping and
signage similar to the anticipated proposed entrance is also included.
