LAND DESCRIPTION
A part of the Northwest Quarter of Section 7, Township 17 North, Range 3
East of the Second Principal Meridian, Clay Township, Hamilton County,
Indiana, more particularly described as follows:
Commencing at the Northwest Corner of the Northwest Quarter of said
Section 7, Township 17 North, Range 3 East; thence North 89 degrees 05
minutes 48 seconds East (Basis of bearings assumed from a survey
recorded as Instrument Number 200300080608 in the Office of the
Recorder of Hamilton County, Indiana) 330.02 feet along the North Line of
said Northwest Quarter to the northwestern corner of a 0.894 —acre tract
of land granted to the State of Indiana "State tract") (recorded as
Instrument Number 200000007462 in said Recorder's Office) (the following
six (6) courses are along the boundary of said State tract; (one) thence
South 00 degrees 18 minutes 30 seconds East 52.85 feet parallel with
the West Line of said Northwest Quarter to the POINT OF BEGINNING of
this description; (two) thence North 88 degrees 34 minutes 24 seconds
East 100.84 feet; (three) thence North 88 degrees 48 minutes 29 seconds
East 524.93 feet; (four) thence South 57 degrees 05 minutes 37 seconds
East 118.93 feet; (five) thence South 22 degrees 51 minutes 51 seconds
East 98.48 feet; (six) thence South 20 degrees 57 minutes 18 seconds
East 578.25 feet to the northern line of Lot 1 in Park Northwestern
(recorded in Plat Book 8, pages 128 through 132 in the Office of the
Recorder of Hamilton County, Indiana) (the following four (4) courses are
along the boundary of said Park Northwestern; (one) thence South 89
degrees ,J5 minutes 48 .seconds West 204.94 feet; (two) thence South 53
degrees 19 minutes 14 seconds West 148.46 feet; (three) thence South
89 degrees 05 minutes 48 seconds West 506.04 feet; (four) thence South
69 degrees 42 minutes 02 seconds West 145.12 feet to a point lying
330.00 feet (measured easterly in a perpendicular direction) from the West
Line of said Northwest Quarter; thence North 00 degrees 18 minutes 30
seconds West 832.18 feet parallel with said West Line to the POINT OF
BEGINNING, containing 14.824 acres, more or less.
This subaivision consists of three lots labeled as 1, 2 and 3 and Block
"A together with easements as shown hereon. The sizes of the Tots are
shown hereon in figures denoting feet and decimal parts thereof.
Cross reference is hereby by to the SURVEY recorded as Instrument
Number 200300080608 in the Office of the Recorder of Hamilton County,
Indiana.
I, the undersigned, hereby certify that I am a Registered Land Surveyor,
licensed in compliance with the laws of the State of Indiana, that the
within plat represents a subdivision of the land surveyed within the
cross referenced SURVEY and that, to the best of my knowledge and
belief, there has been no change in survey matters revealed by the
cross referenced SURVEY on any lines that are common with the new
subdivision. 1 further certify that this subdivision was platted under my
direct supervision and control and is true and correct to the best of my
knowledge and belief.
