Home owner /Applicant is requesting a set back variance on lot 6 in Buckhorn
Estates along the Stone Drive side of the lot. The building line is 40 feet from the
property line on Stone Drive. Applicant request a set back variance changing this
to 30 feet so as to be able to build a garage addition extending out from the back
portion of the current garage as shown in the attached drawings. To match the
double door and the brick sections on each side of the door requires approximately
23 to 24 feet of width but the current build line only provides approximately 15 to
16 feet.
Applicant thereby requests a set back variance to build out from the current
structure at 14039 Brookstone Drive as set forth in the drawings whereby the new
garage addition proposed would be less than 40 feet from the sidewalk edge closest
to the house (approximately the lot line as it is just inside of the sidewalk about
lfoot). The setback variance would allow the garage addition to extend from the
house approximately 24 feet toward Stone Drive.

property line on Stone Drive. Applicant request a set back variance changing this

The new structure will match the brick on the current house. In addition, the
dimensions of the current garage will be matched with the new structure. The
proposed new structure will not extend closer to Stone Drive than the driveway
already does. A tree line with mature evergreens 20 -25 feet tall will remain
thereby blocking all view of the new structure from the Stone Drive perspective.
The new structure will improve the garage functionality of the home and increase
its value. Proper landscaping to tie in with that which is already there will be
provided.
