Docket No. 06060023 DP /ADLS: Bill Estes Pre -Owned Facility The applicant seeks to construct a new, 9,350- square foot, pre -owned vehicle sales facility. Variances for signage, landscaping, and bufferyards will be filed. The site is located at 4102 West 96 Street and 9884 Michigan Road, and is zoned B2. Filed by Mary Solada of Bingham McHale LLP for Bill Estes Chevrolet. The applicant seeks to replace an existing vehicle sales facility with a new building. Please see the information packet provided for an overview of this request. In conjunction with this petition, a series of variance requests were submitted and heard at the Oct. 23 BZA meeting. It is currently used as a car dealership this request is to tear down and construct a new facility in generally the same location as the exiting structure. This item was heard at the September 19` Plan Commission meeting and the Oct. 3 Special Studies meeting. Many comments and suggestions have been resolved with the granting of variances. Given the denial of variances for bufferyards and perimeter parking lot plantings, the petitioner must redesign their site layout and landscape plan to comply with our ordinance. A compliant plan has not been submitted for review. The Department recommends that this item be continued to the December 5` Special Studies meeting to allow submission and review of a compliant site and landscape plan.
