1J. Docket No. 07070009 ADLS: Holiday Inn at Pro Med Ln.
The applicant seeks architecture /design approval for a proposed full- service hotel.
The site is located at 136th Street and Pro Med Lane, and is zoned B6, within the US
31/Meridian Street Overlay.

The applicant seeks architecture /design approval for a proposed full- service hotel on 2.65 acres. The
Development Plan application has been filed separately. There will be some pervious pavement and brick
pavers. Please refer to the info packet for further detail.
DOCS concerns /comments:
1. The City Forester, Scott Brewer, still needs updated plans to review.
2. Engineering Dept: The Department supports this item being moved to committee. However, the
Department will not support approval by the committee until a response to the Departments
comments is provided, revised drawings are provided, a plan is provided that indicates that an
adequate storm water quality system is being provided, a traffic study is prepared and evaluated and
all outstanding issues are resolved.
3. The petitioner should provide the commitments approved with the initial rezone to the commission
members.
4. The petitioner has not yet responded to DOCS' review letter /email. Outstanding comments are below:
a. Building materials on the building elevation must be labeled.
b. Provide a parking chart with the breakdown of all the land uses and parking required, include the
meeting rooms. Also, based on the number of hotel rooms & their floor plans, an average of 144
guests could stay at one time.
c. Please show a chart showing the ratio of conference room space to guest rooms (square footage);
the ordinance requires 40 s.f. of conference room per guest room.
d. Please provide the trash dumpster elevations /materials /colors.
e. Please provide the mechanical equipment location /screening.
f. A variance request from BZA for sign facing east, not toward a public road, will be required.
g. Provide the FAR —floor area ratio.
h. The Landscape plan does not show any plantings along the east property line. Please show.
i. Please show bike parking; See chapter 27.06 of the ordinance.
j. Please provide a tree preservation plan,
k. Regarding the internally illuminated wall signs — it is recommended to have them show green
during the day and shine white at night (day /nite plex).
1. Provide a 24 x 36 inch size of the photometric plan; it is illegible at 11 x 17.
m. Tab 2 of the info packet — the wrong parcel is highlighted on the location map. Please change.
n. The lot cover percentage must be equal or be less than 65 %, with pavement and building footprint
included. Please provide your percentage.
o. The current development plan shows a wooded area east of the site, but that is now the Justus
Office Building site. Please update your site plan.
The Department of Community Services recommends the Plan Commission send this item
to the Sept. 4 Special Studies Committee meeting for further review.
