CONGRESS ON SURVEYING MAPPING AND THE NATIONAL SOCIETY OF PROFESSIONAL SURVEYORS 1999. INCLUDED
ARE THE FOLLOWING OPTIONAL ITEMS FROM TABLE A OF THE OPTIONAL SURVEY RESPONSIBILITIES AND
SPECIFICATIONS: ITEMS 1, 2, 3, 4, 7(a), 8, 9, 10, 11(a), AND 13.

SOUTHEAST QUARTER PER MARION COUNTY SURVEYOR SECTION CORNER REFERENCES. THE SOUTHWEST CORNER OF
SAID SOUTHEAST QUARTER WAS ESTABLISHED BY FOUND ALUMINUM CAP STAMPED SCHEINDER ENGINEERING IN
SHELBORNE GREENE SECTION 7 PLAT CABINET 1 SLIDE 750 AS SHOWN ON THE DRAWING, THE SUBJECT PARCEL
WAS ESTABLISHED BY RECORD DISTANCES. THE EAST LINE OF THE SUBJECT PARCEL WAS ESTABLISHED PER THE
WEST LINE OF THE EAST ADJOINER, WHICH MATCHES DEEDED DISTANCE FROM THE SOUTHEAST CORNER OF SAID
SOUTHEAST QUARTER. THE RECORD DISTANCES OF THE NORTH, SOUTH AND WEST LINES WERE HELD.

POSSESSION TO THE SOUTH IS TO THE EXISTING STREET IMPROVMENTS OF 96TH STREET. POSSESSION TO THE
NORTH, EAST AND WEST IS TO AN EXISTING FENCE LINE AS SHOWN ON THE DRAWING.
C) CLARITY OR AMBIGUITY OF RECORD DESCRIPTIONS
A POSSIBLE TITLE GAP OF 0.17'± TO 2.7'± WAS FOUND ALONG THE WEST LINE OF THE PROPERTY SURVEYED. A
POSSIBLE TILE GAP OF 6.4•'± TO 6.5'± WAS FOUND ON THE NORTH LINE. NO TITLE "GAPS" OR "OVERLAPS WERE
FOUND ON THE SOUTH LINE AND EAST LINES.
D) THEORETICAL UNCERTAINTY: (DUE TO RANDOM ERRORS IN MEASUREMENTS):
THE SURVEY PERFORMED MEETS THE REQUIREMENTS OF A CLASS "C" SURVEY ACCORDING TO TITLE $65 IAC. 1.1-12
ET SEQ. THE ALLOWABLE THEORETICAL UNCERTAINTY IS PLUS OR MINUS 0.50 FEET FOR THE SET MONUMENTS. THE
VARIANCES OF MEASUREMENTS ARE SHOWN ON THE PLAT OF SURVEY,
IT IS MY OPINION THAT THE UNCERTAINTIES IN THE LOCATION OF THE LINES AND CORNERS ESTABLISHED ON THIS
SURVEY ARE AS FOLLOWS.
DUE TO VARIANCES IN REFERENCES MONUMENTS: 0.3 FEET NORTH -SOUTH AND 0.3 FEET EAST -WEST
DUE TO DISCREPANCIES IN THE RECORD DESCRIPTIONS: 0.17'± TO 2.7'± WAS FOUND ON THE WEST LINE. A GAP
OF 6.4'± TO 6.5'± WAS FOUND ON THE NORTH LINE.
DUE TO INCONSISTENCIES IN LINES OF OCCUPATION: EQUAL TO THE DIFFERENCE SHOWN BETWEEN THE PROPERTY
LINE EVIDENCE FOUND AND THE PROPERTY LINES ESTABLISHED BY THIS SURVEY
THE WITHIN PLAT AND SURVEY WERE PREPARED WITHOUT THE BENEFIT OF A CURRENT TITLE POLICY AND ARE
THEREFORE SUBJECT TO ANY STATEMENT OF FACTS REVEALED BY EXAMINATION OF SCHEDULE "A" AND SCHEDULE
"B" OF A TITLE POLICY.
THIS SURVEY PLAT HAS BEEN PREPARED FOR USE ON THIS PARTICULAR PROJECT AND FOR THE EXCLUSIVE USE OF
