WATER, SANITARY SEWER SYSTEM STORM SEWER SYSTEM SUMMARY REPORT D Water There is a Carmel Utilities 8" water main that runs in an existing easement on the east side of the property. The LA Fitness parcel is being served from this 8" main. The outlot can also be served from this main. There is also a 12" water main that runs along the south side of 106 Street (north side of the development) and is serviced by Veolia Indianapolis Water. The retail parcel can be served from that main if required. Approval of construction plans has been obtained from Carmel Utilities. Sanitary Sewers There is a Clay Township Regional Waste District 8" diameter sanitary sewer main that runs in an existing easement on the east side of subject property. It is approximately 8 to 9 feet below grade. All three of the proposed lots are served by this main. The LA Fitness and retail parcels have 6" diameter laterals servicing the buildings. A grease interceptor has been installed for the future retail building in case of restaurant use. The outlot can be easily served on its east edge by the same sanitary main. Approval of construction plans has been obtained from the Clay Township Regional Waste District. Storm Sewers Stormwater detention has been provided already as a part of the Park Northwestern Regulated Drain located on the south and southwest sides of the site. The storm sewer system for the parcel has already been constructed and consists of reinforced concrete pipes, inlet, catch basins and manholes, with PVC pipe for roof drain/downspout connections. A storm sewer has been stubbed to accommodate future development of the outlot. There are two main trunk lines for the storm sewer. One line runs along the west edge of the site and drains the retail roof area, part of the LA Fitness building roof and the rear service drive. The second line runs through the parking lot area on the east side of the retail and LA Fitness building, and drains the majority of the parking lot areas, the outlot, and part of the LA Fitness roof. A stormwater quality treatment (BMP) unit has been installed on each trunk line prior to discharge to the regulated drain /detention basin.
