HomeMy WebLinkAboutMinutes TAC 01-16-08CARMEL TECHNICAL ADVISORY COMMITTEE MEETING MINUTES Date: January 16, 2008 Place: Dept. of Community Services Conference Room, 3rd Floor, Carmel City Hall Docket No. 07050014 SP: Forestal Estates The applicant seeks secondary plat approval for 3 lots on 2.33 acres. The sit is located on the northeast corner of 141 Street and Ditch road and is zoned S -1 /Residential. Filed by Chris Badger of Badger Engineering Associates, Inc. Chris Badger presented. Chris reviewed the projected. He indicated that this project had initially been presented by DeBoy Land Services but, he has taken over the planning. He also stated that he has tried to send everything out electronically, but if anyone needs hard copies, please let him know. He also indicated he had not received a soil review from the City of Carmel. Chris will contact Amanda Foley in Engineering. Greg Hoyes Hamilton County Surveyor's Office, Greg apologized for sending out his comment letter late. He reviewed a couple of procedure items the petitioner needs to take care of, i.e., overflow, easement for sanitary and sump pump. Nick Redden- Engineering We have sent a comment letter. He and Chris discussed that there had been some misunderstandings in the comment letter and they will make an appointment to discuss them at a later date. Chuck Shupperd Vectren Energy indicated a request for service is required. David Lucus Hamilton Co. Highway Dept., No comment Angie Conn, DOCS, I have sent a comment letter and have no further comments at this time. David Littlejohn -DOCS, I sent a letter regarding the need for a path. Chris indicated that it has been revised per David's letter and will send him the revision. Shirley Hunter Duke Energy will need a service request. She indicated there is already a transformer in the area. Alexia Donahue Wold, DOCS, no comment at this time Christine Barton Holmes, DOCS, no comment at this time. Docket No. 07120004 SP: Legacy Residential, Sec. 1, Ph. 1 The applicant seeks secondary plat approval for 40 lots on 27.5 acres. The site is located at the 6600 block of East 146 St. and is zoned PUD /Planned Unit Development. Filed by Dennis Olmstead of Stoeppelwerth Assoc. for Platinum Properties, LLC. Tim Walter of Platinum Properties presented. He was accompanied by Tim Berry of Platinum and Brett Huff of Stoeppelwerth. Tim gave an overview of the project. Greg Hoyes Hamilton County Surveyor's Office, still waiting for further information from the surveyors. Nick Redden- Engineering sent a comment letter. Chuck Shupperd Vectren Energy, no comment on this project. David Lucus Hamilton Co. Highway Dept., sent out letter late yesterday. To that letter is attached an example of a raised island for the new section of 146"' St. It does not need to be as large as the example. He would like to see enough room to get a No Left Turn sign and possibly to give some pedestrian relief when crossing the intersection. These issues will be discussed at previously scheduled meeting on Friday, January 18. Angie Conn, DOCS, I have sent a comment letter. She has no further comments at this time. Docket No. 07120005 SP: Rosado Hill The applicant seeks secondary plat approval for 3 lots on 9.3 acres. The site is located at the southeast corner of 106 St. Spring Mill Rd. and is zoned S -2 /Residential. Filed by Joseph Scimia of Baker and Daniels. Roger Kilmer of Baker and Daniel presented. He was accompanied by Nathan Althouse of Miller Surveyors. He reviewed the project. He indicated they had received comment letters from numerous TAC members. They will continue to respond to them. Greg Hoyes Hamilton County Surveyor's Office, sent a letter to Nathan, and based on his response all items are resolved. Nick Redden, Engineering, no comments at this time. Chuck Shupperd Vectren Energy, was out to the site last summer. He asked if the easement area will be cleared out of trees, etc. Nathan stated that are going to try and preserve as much as they can. He offered to meet Chuck out there to review the site. Roger reviewed the area where tree preservation will be done and indicated that this is where ingress /egress will go. Chuck indicated that following this explanation, this will fine. David Lucus Hamilton Co. Highway Dept., sent out comment letter yesterday.
