Docket No. 10070009 OA: Parkwood Crossing West PUD Amend The applicant seeks to amend text within the Parkwood Crossing West Planned Unit Development Ordinance (Z- 359 -01) as it relates to Outlot 2, located at the northwest corner of 96` St. and Meridian St. Filed by Paul Reis of Krieg DeVault, LLP for Lake City Bank. 3. Docket No. 10070010 DP /ADLS: Parkwood Crossing West Lake City Bank (Outlot 2) The applicant seeks site plan and design approval for a bank branch regional headquarters, located at the northwest corner of 96` St. and Meridian St. The site is zoned PUD /Planned Unit Development. Filed by Paul Reis of Krieg DeVault, LLP for Lake City Bank. The applicant seeks site plan and design approval for one 10,800 square foot building to house a bank branch and regional headquarters on 1.89 acres. The building materials will be mostly modular brick, cast limestone, and glass. Several LEED or green /sustainable site and building practices will be utilized. The landscape plan is approved by the Forestry Dept. The proposed PUD Ordinance amendments will permit the bank use on this Outlot, the building square footage, and address the bank/office parking ratios. Please view the petitioner's information packet for further detail. Sept. 21 Plan Commission meeting recap The Plan Commission wants additional info provided at the committee meeting: a) Can the number of parking spaces be decreased? It seems over parked. (41 parking spaces are proposed. The proposed PUD Amendment for parking ratios would require at least 38 parking spaces. If the petitioner utilized the zoning ordinance parking ratios for office and service uses, then 54 and 43parking spaces would be required.) b) Show internal pedestrian circulation connections, such when someone who works at the bank wants to walk to the restaurant for lunch. c) Provide pavers or paint striping for the internal pedestrian crosswalks on site. Staffs outstanding comments for the petitioner: 1. Include the Development Plan application's Findings of Fact sheet in your final info packets. 2. Please label the mechanical equipment locations on the site plan and provide details on how they are screened from view. (This includes gas and electric meters.) 3. On the wall signs, does the entire sign logo illuminate at night, or just the letter `L'? 4. Please provide details on wall directional signage and window /door signage. 5. The Engineering Dept. has no issues with the project, and would only like the project approved, contingent upon Engineering Dept. approval of the final construction documents. Recommendation: After all comments /concerns are addressed, the Dept of Community Services (DOCS) recommends that the Special Studies Committee sends these items to the October 19 Plan Commission meeting with favorable recommendations, and contingent upon Engineering Dept. approval of the final construction documents. 2
