Christine is handling the primary review of this project and will guide you through plan commission approval
process, and I will be the one to guide you through the variance approval process from the BZA.
Apparently, since your property has a business use on it, it will go before the plan commission for approval for
ADLS approval before the Plan Commission.
You will most likely need variance approval from the Board of Zoning Appeals (BZA) for building mass and one for
height, since it is a contributing structure in the Old Town Overlay District.
Please schedule a meeting with Christine Barton Holmes and /or Matt Griffin to go over your options at this point
in time. (I will try to sit in on this meeting, also).

Good afternoon, Chris:
Both Christine and I need copies of the building addition elevations that are drawn to- scale. The previous
elevations submitted are not to scale. It may be the case that you will not need variance approval for building
height.
The Urban Forester, Scott Brewer, knows about a huge tree that was cut down on the property without Plan
Commission approval. This tree loss will have to be mitigated in some way, with the planting of additional trees
on -site. I have copied Scott on this email, and he will be writing a review letter /email.
There may be an issue with the percent of lot coverage. Please provide that percent. Lot coverage includes
pavement, as well as building footprints. Christine is reviewing the SDR application to see if the proposed site
plan meets area setbacks and requirements of the Overlay Zone and the underlying zoning.

You're welcome! Actually, according to Matt, they need an ADLS because they're a commercial business. I think
they may also need a variance for height, depending on which section of the Old Town overlay you read. One
section, for contributing buildings (which this one is) says additions cannot be larger or taller than the existing
structure, and the other section, for the part of town the building is located in, says that additions cannot be more
than 7' taller than adjacent structures. According to their elevations, the proposed addition is exactly 7' taller than
the existing structure, but more or less the same height, from eyeballing, as the adjacent, two -story house. I'm
not sure which section carries more weight. The house next door is the tallest one around the subject house;
most of the rest of them are 1 and 1 '/2 -story houses.
