RE: ORDINANCE VIOLATION - PROPERTY MAINTENANCE
Mr. Rogers,
The property at 13184 Tanzanite Circle is in violation of the General Requirements §6.222
of the Cityof Cannel Property Maintenance Code, and specifically (C) Exterior Structure as
we've previously discussed, and as defined in correspondence:
§6-222 (a) 4 Vacant structures and land. All vacant structures and premises thereof
or vacant land shall be maintained in a clean, safe, secure, healthful and sanitary
condition as provided herein so as not to cause a blighting problem or adversely affect
` the public health or safety or violate the provisions of this Code.
§6.222 (c) 6 Roofs and drainage. The roof and flashing shall be sound, tight and not
have defects that admit rain. Roof drainage shall be adequate to prevent dampness or
deterioration in the walls or interior portion of the structure. Roof drains, gutters and
down spouts shall be maintained in good repair and free from obstructions. Roof
Drain discharges shall be discharged as a Legal Connection or a Legal Discharge.
Inappropriate or temporary roofing coverings including but not limited to tarps
shall be deemed inadequate protection and not uniform and as such shall be
prohibited fora period exceeding seven (7) consecutive days.
Due to the inactivity of correcting this violation, I have contacted a contractor who will begin
the roof repair on the week of September 20, 2010. This allows you time to have the roof
fixed in accordance with the ordinance, but allows the City to have the property brought into
compliance if needed. If the City initiates repairs, alien will be placed on the property for the
costs of the repairs plus all administrative fees. There will be no grants of time extensions.

Dear Sir / Madam,
This letter is being provided to inform you that our department has recently received several
concerns regarding 13184 Tanzanite Circle in the City of Carmel, a property you have
identified as under your supervision. These complaints were in regards to property
maintenance issues. Upon inspection it was found that the primary issue involves the hole in
the roof in the back of the house. This is in violation of the General Requirements §6-222
of the Cityof Carmel Property Maintenance Code, and specifically(C) Exterior Structure:

Please note that the use of a tarp is not considered a long -terns solution to keeping a roof
water and weather -tight. Please complete all repairs by May 2, 2010. Failure to comply with
this matter will result in further enforcement action to include the issuance of daily citations
for as long as the violation(s) persists, and an accompanying mandatory appearance in Carmel
City Court.
