The petitioners want to build an addition onto an existing garage that will
encroach across the Building Setback Line as established by the record plat of
Briar creek, Section One. The dimension of the encroachment of the Building
Setback Line is approximately 6.13 feet. The additional footage will increase the
existing garage from a 2 car garage to a 3 car garage. See attached Variance
Exhibit for drawing of lot and encroachment.

The petitioners want to build an addition onto an existing garage that will
encroach across the Building Setback Line as established by the record plat of
Briar creek, Section One.
The portion of the proposed addition to the garage that will be across the
building setback line will not create any sight line restrictions as the subject lot is
located on a cul -de -sac. The subject subdivision was platted in 1973 and the
building setback line established on all the lots of the record plat are 30 feet,
typically, on newer additions the building setback lines on cal -de -sac's are less
than that of Tots on non- cul -de -sac lots, for the simple reason of less sight line
needed on cal -de- sac's, so the request makes since in this situation.
The petitioners have made contact with all of the adjoining property
owner's and have received no negative comments about the proposed garage
addition.
