HomeMy WebLinkAboutLSP011520000_PERMIT.pdf D4.0 and up Standard Hardipanel Details Fischer Homes designs and builds housing as set forth by the format and provisions of the 2005 Indiana Residential Code. All construction shall comply w/said code as well as local governing codes and /or regulations. Any non-conforming documents discovered by the contractor or his agents shall be called to the attention of the Architectural Services of Fischer Homes. 2. Handrails shall have a height of 34" (to match pitched guardrail height) measured vertically from the nosing of the tread and shall be provided at least one side of the stairway of four or more risers. All required handrails shall be continuous the full length of the stairs except on landings. Two or more separate rails shall be considered continuous if the termination of the rails occurs over a single tread and within 4" of each other. Ends shall be returned or shall terminate in newel posts or safety terminals. If transitioning between a wall-mounted handrail and a guardrail/handrail, the wall mounted rail must return into the wall. The hand grip portion shall have either a circular cross section with a diameter of 1-1/4" minimum to 2-7/8" maximum. Other handrail shapes that provide an equivalent grasping surface are permissible. Edges shall have a minimum radius of 1/8 inch. Handrails projecting from a wall shall have a space of not less than 1-1/2" between the handrail and the wall and/or the bottom railing plate. Porches, balconies or raised floor surfaces located more than 30" above the floor or grade below shall have guardrails of 36" in height. Open side of stairs with a total rise of more than 30" above the floor or grade below shall have pitched guardrails of not less than 34" in height measured vertically from the nosing of the treads. Horizontal spacing between the vertical members in required guardrails shall be less than four inches at the nearest point between the members. All dryer vents to be 4. vented to exterior. Windows as emergency egress (sleeping areas) shall be minimum net clear opening of 5.7 square feet. The minimum net clear opening height dimensions shall be 22 inches and the minimum net clear opening width shall be 20 inches. The sill height shall not be more than 44 inches above floor. Emergency egress openings shall be operational from the inside of the room without the use of keys, tools or special knowledge. Exception: Grade floor windows may have a minimum net clear opening of 5.0 square feet. At least one smoke alarm shall be installed in the following locations: (a) In the living area remote from the kitchen and cooking appliances. Smoke alarms located within 20 feet horizontally of a cooking appliance must incorporate a temporary silencing feature or be photoelectric type. (b) In each room designed for sleeping. (c) On the ceiling of the upper level near the top or above each stairway, other than a basement stairway, in any multistory dwelling. The alarm shall be located so that smoke rising in the stairway cannot be prevented from reaching the alarm by an intervening door or obstruction. (d) On the basement ceiling near the stairway. All detectors shall be approved and listed and shall be installed in accordance with the manufacturer's instructions. 9. 8. Concrete anchors shall be "G90" galvanized 'Simpson MAS' mudsill anchors. Anchors are to be embedded in poured-in-place concrete walls and spaced at 60"o/c (maximum), 12" (maximum) from corners and a minimum of two per plate. Floor plates and sills to be shimmed level. 7. Building foundations are designed based on an assumed soil bearing capacity of 2000 P.S.F., except for bearing below sonatube piers -assume 3000 P.S.F. Additional engineering is required if soil bearing capacity is less than 2000 P.S.F. 11. Notches in solid lumber joists, rafters and beams shall not exceed one-sixth of the depth of the member, shall not be longer than one-third of the depth of the member and shall not be located in the middle one-third of the span. Notches at the ends of the member shall not exceed one-fourth the depth of the member. The tension side of members 4 inches or greater in nominal thickness shall not be notched except at the ends of the members. The diameter of holes bored or cut into members shall not exceed one-third the depth of the member and shall not be located in the middle one-third of the span. Holes shall not be closer than 2 inches to the top or bottom of the member, or to any other hole located in the member. Where the member is also notched, the hole shall not be closer than 2 inches to the notch. -See Table S-1 1. A landing is not required at the top of an interior flight of stairs, provided a door does not swing over the stairs. The landing at the exterior doorway shall not be more than 8-1/4" below the top of the threshold, provided that the door, other than an exterior storm or screen door, does not swing over the landing. 2. Where a stairway of two or fewer risers is located on the exterior side of an exterior door, other than the required exit door, a landing is not required for the exterior side of the door. 3. All exterior walls shall be sheathed with .137" Thermo-Ply exterior sheathing (blue), glued & nailed. Sheathing shall be glued at top and both sides and is to be nailed to studs at all (4) sides using 16 gauge 1" crown x 1-1/4" leg staples. Staples should be spaced at 3" o/c at all panel edges and 3" o/c at intermediate supports. (NOTE: Glue is not required for code compliance.) 'Simpson' TWB12 or 'Simpson' TWB14 metal let-in bracing shall be installed per construction documents. Bracing shall be let into the top and bottom plates and the intervening studs, placed at not more than 55° nor less than 45° from the horizontal and attached to the framing in conformance with the manufacturer's specifications. 2. : When piping or ductwork is placed in or partly in an exterior wall or interior load-bearing wall, necessitating cutting, drilling or notching of the top plate by more than 50 percent of its width, the plate shall be reinforced with a 24 gauge steel wall angle spanning the distance between the adjacent studs. Exception: When the entire side of the wall with the notch or cut is covered by wood structural panel sheathing. 10. Glazing in Section R308.4, Item 6, in walls perpendicular to the plane of the door in a closed position or where access through the door is to a closet, storage area, or bathroom. Glazing in these applications shall comply with Section R308.4, Item 7. 4. Glazing in doors and enclosures for hot tubs, whirlpools, saunas, steam rooms, bathtubs and showers. Glazing in any part of a building wall enclosing these compartments where the bottom exposed edge of the glazing is less than 60 inches above the drain inlet and 36 inches horizontally from the inside edge of the tub or compartment. 5. Glazing, in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24-inch arc of the door in a closed position and whose bottom edge is less than 60 inches above the floor or walking surface. 6. Glazing in an individual fixed or operable panel, other than those locations described in Items 5 and 6 above, that meets of the following conditions: 7. 7.1 Exposed area of an individual pane greater than 9 square feet. 7.2 Bottom edge less than 18 inches above the floor. 7.3 Top edge greater than 36 inches above the floor. 7.4 One or more walking surfaces within 36 inches horizontally of the glazing. All glazing in railings regardless of an area or height above a walking surface. Included are structural baluster panels and nonstructural in-fill panels. 8. Glazing in walls and fences enclosing indoor and outdoor swimming pools, hot tubs and spas where the bottom edge of the glazing is less than 60 inches above a walking surface and within 60 inches horizontally of the water's edge. This shall apply to single glazing and all panes in multiple glazing. 9. Glazing adjacent to stairways, landings and ramps within 36 inches horizontally of a walking surface when the exposed surface of the glass is less than 60 inches above the plane of the adjacent walking surface. 10. Glazing adjacent to stairways within 60 inches horizontally of the bottom tread of a stairway in any direction when the exposed surface of the glass is less than 60 inches above the nose of the tread. 11. Exception: The following products, materials and uses are exempt from the above hazardous locations: 1. Decorative glass in Items 1, 6 or 7. Glazing in Section R308.4, Item 6, when there is an intervening wall or other permanent barrier between the door and the glazing. 2. Glazing in Section R308.4, Item 6, in walls perpendicular to the plane of the door in a closed position or where access through the door is to a closet or storage area 3 feet or less in depth. Glazing in these applications shall comply with Section R308.4, Item 7. 3. Glazing in Section R308.4, Items 7 and 10, when a protective bar is installed on the accessible side(s) of the glazing 36 inches ; 2 inches above the floor. The bar shall be capable of withstanding a horizontal load of 50 pounds per linear foot without contacting the glass and be a minimum of 1-1/2 inches in height. 4. 5. Mirrors and other glass panels mounted or hung on a surface that provides a continuous backing support. 6. Safety glazing in Section R308.4, Items 10 and 11 is not required where: The side of a stairway, landing or ramp has a guardrail or handrail, including balusters or in-fill panels, complying with the provisions of the Ohio Building Code, and 6.1 6.2 The plane of the glass is greater than 18 inches from the railing. 4. The bottom of all footings shall extend to frost line (32" minimum). All sheathing penetrations during construction shall be patched and repaired according to manufacturer's specifications. Dimension lines and notes supersede all scale reference. These plans are subject to modification as necessary to meet code requirements and/or to facilitate mechanical /electrical /plumbing installation and/or to incorporate design improvements. Any intention to modify these plans must be approved in writing by the Director of Architecture. 4. The contractor shall verify all dimensions and information in these contract documents. The contractor shall survey the project and become familiar with existing conditions, and scope of work including but not limited to building, site and soil bearing conditions. If scope of work and construction documents are in conflict, the contractor shall immediately contact the appropriate superintendent for direction and/or clarification. 5. Any errors, omissions, or inconsistencies in these contract documents and the actual site or construction conditions shall be brought to the attention of Fischer Homes Architectural Services. 6. 7. Floor and floor framing plan dimensions are to outside face of wood framing. Exterior walls are 3-1/2 inches thick unless noted otherwise. 20. Glazed areas in hazardous locations shall be tempered: Hazardous locations. The following shall be considered specific hazardous locations for the purposes of glazing: 1. Glazing in swinging doors except jalousies. 2. Glazing in fixed and sliding panels of sliding door assemblies and panels in sliding and bifold closet door assemblies. 3. Glazing in storm doors. There shall be a floor or a minimum 3 foot by 3 foot landing on each side of each exterior door. The floor or landing shall not be more than 1-1/2 inches lower than the top of the threshold. Exceptions: 19. Wood burning fireplace chimneys shall extend at least two feet higher than any portion of the building within ten feet, but shall not be less than three feet above the point where the chimney passes through the roof. 10. The garage shall be separated from the residence and its attic area by not less than 1/2-inch gypsum board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8-inch Type X gypsum board or equivalent. Where the separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by not less than 1/2-inch gypsum board or equivalent. -Refer to Floor Plans for specific information. 11. Maintain 2" clearance between chimney and combustibles. Fireblocking must be done at all floor and ceiling lines with approved non-combustible material. 12. Fire blocking shall be provided to cut off all concealed draft openings (both vertical and horizontal) and to form an effective fire barrier between stories, and between a top story and the roof space. Fire blocking shall be provided in wood-frame construction in the following locations: 13. 1. In concealed spaces of stud walls and partitions, including furred spaces and parallel rows of studs or staggered studs; as follows: 1.1 Vertically at the ceiling and floor levels. 1.2 Horizontally at intervals not exceeding 10 feet. 2. At all interconnections between concealed vertical and horizontal spaces such as occur at soffits, drop ceilings and cove ceilings. In concealed spaces between stair stringers at the top and bottom of the run. Enclosed accessible space under stairs shall have walls, under stair surface and any soffits protected on the enclosed side with 1/2-inch gypsum board. 3. At openings around vents, pipes, ducts, cables and wires at ceiling and floor level, with an approved material to resist the free passage of of flame and products of combustion. 4. 5. Chimneys and fireplaces. 14. Openings between garage and residence shall be equipped with 20 minute fire rated insulated hollow metal doors, 2'-6"min door width. 15. Prefabricated Fireplaces shall be installed according to the manufacturer's specifications. Aluminum gutters and downspouts shall be provided as required to provide water flow away from immediate building perimeter. For open valley lined with metal, the valley lining shall be at least 24-inches wide. 16. Provide an attic access framed opening of 22" x 30" minimum to any attic space with a 30" minimum clear height and to attics greater than 30 square feet. 17. 1. 2. Exterior foundation walls of concrete construction enclosing basements shall be dampproofed by applying a coat of approved bituminous material to the wall from the footing to the finish grade at the recommended rate. In areas where a high water table or other severe soil-water conditions are known to exist, exterior foundation walls enclosing habitable or storage space shall be waterproofed. -Refer to Foundation Plan for specific dampproofing /waterproofing requirements. 10. A 6 mil polyethylene or approved vapor barrier with joints lapped not less than 6 inches shall be placed between the concrete floor slab and the base course or the prepared subgrade where no base course exists. Exception: The vapor barrier may be omitted: 12. A. From garages, utility buildings and other unheated accessory structures. B. From driveways, walks, patios and other flatwork not likely to be enclosed and heated at a later date. C. Where approved by the Building Official, based on local site conditions The minimum grade and allowable stresses for structural members are: A. All rafter slopes to be greater than 3:12 All multiple 2 x headers and multiple LVL beams to be fastened together at top and bottom into each adjacent member with minimum (2) rows of 16d nails @12 inches o/c, staggered, unless noted otherwise. 6. All wood beams with steel flitch plates are to be bolted together with 1/2" Ø bolts at 12 inches o/c, staggered top and bottom with two bolts at each end unless otherwise noted. 7. : Any stud in an exterior wall or bearing partition may be cut or notched to a depth not exceeding 25 percent of its width. Studs in nonbearing partitions may be notched to a depth not to exceed 40 percent of a single stud width. Any stud may be bored or drilled, provided that the diameter of the resulting hole is no greater than 40 percent of the stud width, the edge of the hole is no closer than 5/8-inch to the edge of the stud, and the hole is not located in the same section as a cut or notch. -See Table S-1 Exception: 9. A stud may be bored to a diameter not exceeding 60 percent of its width, provided that such studs located in exterior walls or bearing partitions are doubled and that not more than two successive doubled studs are bored. 1. 2. Approved stud shoes may be used when installed in accordance with the manufacturer's recommedation. 11. : Structural floor members shall not be cut, bored or notched in excess of the limitations specified in this section. 12. Truss bracing shall be installed per manufacturer's specifications. 13. 14. No cutting, notching or modifications shall be made to any trusses without the approval of Fischer Homes Architectural Services. All wood columns to be anchored to concrete with corrosion resistant engineered composite plastic stand-off. For column bases, use Simpson CPS6, composite plastic post base (or equal) nailed to pressure treated column. Standoffs anchored to porch slab with 1/2" diameter anchor or expansion bolt embedded into concrete and extended into wood post. 15. All interior lumber in contact with concrete shall be borate treated and shall use galvanized connectors. All exterior exterior lumber (lumber exposed to weather) shall be ACQ (Alkaline Copper Quat) treated and shall use "ZMAX" coated connectors. 16. 17. Steel lintels supporting masonry veneer are as follows: Brick veneer (where indicated on plans) is to have 22 gauge (minimum) corrugated, galvanized steel wall ties at 16" o/c horizontal and 24" o/c vertical (9 courses). Each wall tie to support a maximum of 2 2/3 sq. ft. of brick. Provide continuous base flashing with weep holes at 24" o/c maximum. Additional brick ties shall be provided around all wall openings greater than 16" in either direction. Brick ties around the perimeter of openings shall be spaced not more than 3 feet o/c and placed within 12 inches of the wall opening. 18. Basement floor slabs shall be minimum 3-1/2 inches thick concrete with control joints spaced at intervals not more than 30'-0" in each direction. Control joints align with beam and column center lines. 3. Interior partitions shall be 2x4 stud construction with 1/2" gypsum board, unless otherwise noted. Load -Bearing walls shall have stud placement 16" or 19.2" o/c (see floor plans) and double top plates. Non Load -Bearing partitions shall be 24" o/c maximum -except for all tub shower walls and kitchen walls where upper cabinets are located shall be constructed at 16" o/c. Moisture resistant gypsum board shall be provided at all tub/shower areas and concrete backer board at all full height shower bath areas with smooth, hard and non-absorbent, or otherwise noted on floor plans, finishes. Ceramic tile within the immediate shower and bath areas shall extend 6'-0" above finish floor. 1.
