The approved construction plans anticipated a 40 -foot half consistent with the right -of -way grant, the thoroughfare plan at the time of primary plat and is consistent with the right of -way to the east of this development in which we made the recent road improvements.. I have reviewed the project submitted for the August 18, 2010 Technical Advisory Committee meeting, and offer the following comments: Alternative Transportation Review and Comments 1) The Bicycle and Pedestrian Plan requires a 10' asphalt multi -use path along 126 St. Please revise the plans to include and label this facility. 2) Please indicate ADA compliant handicap ramps at all crosswalks. We request that all responses to our commments be provided in writing. Failure to provide written responses may result in delay of the review process. It is critical that this office be made aware of all modification made on the plans being re- submitted, particularly if any such changes are considered "new" or fall outside of our previous reviews. I was meeting with Gary Duncan yesterday afternoon about the new phase and he mentioned that he thought he remembered that someone brought a primary plat through on the adjoining parcel to the East. I've attached a pdf denoting the area of our new phase. It lies on the North side of 126 Street and West of Towne Road. You'll see that immediately East of the new phase is an empty parcel of ground that has been owned by Wendy Fortune for a number of years. It's the Fortune parcel that Gary thought may have had a primary plat filed. I'd be very interested in getting any info on the project, particularly a lot layout so I can be sure we are lining up any street stubs, etc.... I tried looking on the laser fiche site, but without knowing the name /year /docket number it was like looking through a needle in a haystack.
