please let "this'.letter serve as official notification from the
Architectural Control. Committes> of the Sutton Places Section I
Community granting you,. approval, to Build the attached homes
pursuant to the terms and conditions 7 of the,coritract between Zaring
Homesand Sutton Place Joint Ventura and ;the architectural
ui gdelines attached as Exhibit "A" as part of that contract. The
following homes are approved for: construction in Section I subject
to the above and following conditions:

This approval; is also subject to the :following conditions:
k: All homes' shall utilize a side load garage entry unless
spegfkica�lly agreed by the Sutton Place Architectural Control
Committee.
2. Any further homes which Zaring wishs•s to offer in the sutton
Plaoe+ section I Community must also be approved by the
Architectural Control Committee prior to their construction.
3. Final oolor .schemes, shall be submitted prior to' the
constructidn of the first home for' approval by the
,Architectural Control Committee 'whose approval will not be
unr@asonably withheld,
4c Zaring ;agrees to follow the mailboxes which are utilized as
standard'mai'lhoxes in Sutton Place section'I.
5. Prior to the •closing :of the first home in the community',
Zaring shall submit duck to :dawn Tights 'for, approval by the
Architectural Control Committee.

6. All chimneys on Zaring homes must be brick.
7. Siding must be wood, wood composite or stucco material, no
aluminum to be allowed.
B. Developer understands and agrees that builder will construct
speculative or market houses in the community. These homes
will be finished on the outside while the inside will remain
at the frame stage.
9. Standard landscape plans will be approved prior to the initial
_closing of the lots and shall be consistent with the
architectural guidelines as attached as Exhibit "A."
As long as the above conditions are met, these homes are approved
construction within the Sutton Place Section I Community. Should
you have any further questions or comments,. please do not hesitate
to contact me at our: office. Please note that the most up-to-date
architectural guidelines have been attached as Exhibit "A" to this
approval. Please sign below to indicate your acceptance and
agreement.

The inspection scheduled,for 5/9/96 WAS NOT APPROVED: The requirements for
bonding inspection are that our inspectors must see ALL bonding. Please re -schedule at the
appropriate time. There is no reinspection fee AT THIS TRAE.
