EXPLANATION
The National Bank of Indianapolis is the contract purchaser of approximately 1.12
acres of real estate, commonly known as 613 East Carmel Drive and located on the south
side of Carmel Drive, between Keystone Avenue and Range Line Road. The site was
previously occupied by a Burger King restaurant, is zoned B -8 Business and is outlined
on the aerial photograph included under Tab 2.
The National Bank of Indianapolis is desirous of redeveloping the site as a bank
branch. In order to allow this redevelopment, two approvals have been requested,
consisting of (i) DP /ADLS amend approval from the Plan Commission, which was
approved on January 19 and (ii) approval of development standards variances by the
Board of Zoning Appeals. The development standards variances requested of the BZA
pertain to signage. One sign on Carmel Drive is allowed, and The National Bank of
Indianapolis is requesting a wall sign and a ground sign, necessitating the development
standards variances.
Information regarding the redevelopment, including the proposed signs, is
comprehensively detailed in this submittal, which includes a site plan, building
elevations, photographic examples of the sign style, and sign construction illustrations.
We look forward to presenting this matter to the Board of Zoning Appeals
Hearing Officer on February 28, 2011.
